Gracie, I agree that a home that is clean and priced right should sell, but if the home is never shown to buyers, it will not sell. That was our problem with TV Realty. We were "out of the selling area" and they did not venture north.

I am sure that is true as well. I agree with Ricky too that you need to leverage your opportunities as you did and it worked well. The sales agents selling homes new or used make money on all of them. And just like dogs, some are smarter than others.

The Villages Real Estate sold a home for us.
I found they were flexible regarding the listing and sales contract.
We were lucky enough to work with a very experienced agent.

I disagree. We just bought a resale and used a Villages realtor who was excellent. While it is true they only deal w units listed by The Villages they very much work for the buyer as well.

Priced too high and not squeaky clean and good smelling with too much junk that the owner couldn't see. NEVER heard of anyone taking a loss who sold a home here.
.

It happens quite often to people who bought in 06-08. A house 3 doors from me is listed at $200k less than what they paid in 06.

If it looks like the 'kids' up north inherited their Granny's house full of clutter and furniture from the 60's that wore out because she did not keep the clear plastic on it.....

Or if the place smells like dog/cat urine or an elephant barn, it won't matter who is listing and marketing it.

TV Resale has far, far more advertising-finance capability to market your home all over North America and in Europe as compared to a local MLS agent paying for all his/her own expenses which include advertising.

Care to share the listing? I am sure people will enjoy the bargain.

Nice try. Not putting my address out there for the creepers and stalkers.
But there have been plenty of homes that are losses because of being bought in 06-08. Not rocket science.

MrGolf, We have bought a total of three homes from TV resales and used the same agent each time. Buying was a very good experience, BUT, when it came time to sell, the same agent was not helpful at all.

Buying thru TV is ok, but, in our case, selling was not.

They are quite easy to find if one has a little smarts. It took me 5 minutes to find this one:
603 Denmark Pl, The Villages, FL 32162 | Zillow

They couldn't sell it in 2012 for the same thing they bought it for in 06.

I can find more, if you'd like.

You are absolutely correct that there have been people who have lost money selling homes here.

Just a very brief look on Zillow and I found this one.

444 Maywood Way, The Villages, FL 32162 | MLS #U7764727 | Zillow

Quote:
05/24/06 Sold $255,000

07/12/13 Sold $158,000

05/10/16 Back on market $178,900

You are also very wise not to give the creepers and stalkers any personal info about yourself.
