There is extra sound involved with metal roofs, at least the ones I've been around. You may want to consider this aspect.

I have never heard of an insurance company requiring a policy holder to replace a roof. We have an architectural shingle roof we replaced after 16 years not because it was wore out but because a wind storm damaged it. The roofing company that replaced it said had it not been wind damaged it would have lasted another 10 - 15 years.

Definitely check with ARB. Was going to replace my roof two years ago with a metal one. Call the review board, and they said absolutely not, no one is allowed to have a metal roof. I did question how come the units around Spanish Springs had metal roofs but was told "I don't know anything about that". They do have metal roofs.

Didn’t know that but we did live in Sumter Co. Thanks for that info. I don’t think I ever saw a metal roof on any home in TV.

I had metal rood in OKC, lot hotter than anywhere in Florida. Yes, it was little noisy, but the steel wouldn’t dent unless hail was size of racket ball or bigger. Never heard no popping and was no snapping. Roof had it for 15 years faded just little, had hail size of hardball with Few small dents. Dents didn’t bother me cause I never look up at roofs. my neighbors had single roofs and replaced them 6 times in that 15 years. ( Oklahoma has real storms, haven’t seen real storm here in villages yet, and yes, I was here when the hurricane passed 5 miles away). Metal roofs last 40 years or more that’s why you sold them. People get tired of wasting money. Beside who looks up at roofs anyway. There NO reason why metal roofs shouldn’t allowed in villages, the developers put them on there buildings cause the know asphalt roofs are waste of money. I would question aluminum cause it’s soft metal and golf balls and golf ball size hail will probably put big dent in aluminum? Plus I bet aluminum twice as much as steel materials. |

But, you don’t have to replace them. When it rains hard I still heard the noise here. How often does it downpour and how long? Light rain makes no difference. Yes, I had metal roof for 15 years in tornado alley where can be storms bad enough you get underground.
