I have been enjoying The Villages lifestyle for about five years now. We purchased a resale, in the Village of Summerhill, in early 2008. Our home was built in 2003 and we are the second owners. Recently, five homes, on my street, have had their roofing shingles replaced due to faulty installation. I am aware of eight other homes in Summerhill, that also have had their shingles replaced for the same reason. Being cautious by nature, I contacted The Villages Home Warranty office concerning my roof, and Lo and Behold, because I didn't pay the $100.00 transfer fee, for the roofing shingles warranty, within sixty days after closing, I don't have a warranty on my shingles. The Villges does not warrant the roofing shingles. The Owens Corning Co. warrants the shingles, and they control the limits of the warranty. It doesn't matter that I wasn't informed about the transfer fee, I was told it was my duty to perform undo diligence and make the transfer. If you are considering a resale located in the village of Summerhill and south of CR 466, please beware, and inquire about the roofing shingles transfer fee. I have been quoted $6800.00 for a new roof.

Contact Owens Corning directly. If their product was faulty, they should stand behind it. We contacted Owens Corning directly and they came out and inspected and determined the product was faulty. We are the original owners, so I'm not sure if that mattered, but it's worth checking into!

If you have to pay for your own, I highly recommend GAF ELK Timberline Cool Series Shingles, it made a big difference during our countless high 90 to 100 degree days this summer here up north. They withstand up to 130 mph winds. We had them installed 2 years ago. We bought the additional warranty which they will come, and replace them labor, and materials included included for 50 years, warranty transferrable. I paid an additional $600.00 for the Golden Warranty.

Generally, in the south 15 years is average but I think the Timberlines have 25 year warranties. A white roof will save even more in cooling costs. Most all roofs along the coast had white roofs until the early 60's when colors became popular and nobody cared about energy conservation. Of course, faulty installation would affect and shorten life.

Seems to me a real estate agent should have the duty to inform a buyer about a warranty transfer , fee or not, during the purchase process.
Especially when there is known roof issues.

Agree whole heartedly Villager Dude. We had a REALTOR sell us our home and she was absolutely on top of the roof issue and the need to pay the $100to transfer the warranty.

Most roof warranty's are worthless. Also labor is not included.

I believe the hundreds of us that have had our roofs replaced by Owens Corning because of a "defective shingle" warranty issue would disagree with that statement.

The inspectors from Owens Corning were at my hotel just the day and knowing well they told me of roofers charging for the inspection and that is not right by all means go directly to OC I wouldnt trust these local roofers. They get paid by Owens Corning. If you paid labor for your roof because of the shingle issue you best go back to the roofer and get OC involved.

I absolutely agree you are not supposed to pay a roofer that removes the suspect shingles and sends them in to OC. I have not heard of anyone being charged for this. I would be suspect of OC though because I understand they are getting more and more difficult to work with and may be trying to get the honest roofers as well out of the loop.
