What comprises the ‘closing documents’?

Default What comprises the ‘closing documents’?

The way people use the term ‘closing documents’, I get the impression there’s more to it than just what I have. I have a settlement statement from escrow, the warranty deed, home inspection report, and CC&Rs. Are there other ‘closing documents’ besides these? (This was a resale)

I have also title insurance and the document showing that everything the home inspector found has been fixed. Did you get warranty on the appliances, usually buyer gives you one year, they need to buy the service. Make sure you get all keys and the letterbox keys too as I found my agent did not want to give them to me. I closed remotely.

Did you buy title insurance? If so, you should get the insurance policy. The policy is valid for life. The paper warranty deed is basically worthless. You need to verify with the county records office that the deed was properly recorded. You can view and print a copy of the official warranty deed from the county website. You should also get a copy of the property plat that shows the property lines and easements. For the mailbox, you should get 3 keys, or the seller should pay you $35 for the cost of getting a new lock from the Post Office. I wouldn't worry about the seller providing a home warranty because they are usually worthless. I would recommend changing the locks in the house, and changing the garage door code.

Not just change the garage code but erase all of the codes (check the door manual which should be found online) before adding a new code(s). These openers can hold 5 - 8 or more codes. Simply adding 1 or 2 doesn't remove the codes used by previous owners or builders.

Did you see the Title Report? You probably have a Deed that refers to "other matters of record"? Do you know what they are? Did you get a statement that the property was in compliance with all deed restrictions and covenants? Did you get the required Florida Property Disclosure? Did you get a Certified Plot Plan? Did you check with the County Building Department, to make sure there were no outstanding Building Permits or issues?

You probably didn't use an attorney, because someone told you that; "you don't need an attorney in Florida, just use a closing company"?
