I was wondering what if anything is going on in the village of Tamarind Grove? I see alot of sales in that village. If anyone has any information can you comment on this observation please.

I've been wondering the same thing when I check the new listings every day at TV.com/resales. There are currently 20 houses for sale, but nine are pending. If there is a problem there, perhaps sinkholes or something, I doubt you will hear about it on this forum. Maybe someone who is selling will confess why they are selling.

I walk three miles of Tamarind Grove every night--Grenadier, Newburn, TGRun, all of Ansley. and we drive on Lowell and Bachman frequently. Not a sink hole in sight. I know of one house for sale on Ansley but haven't noticed others. I'm sure there are if you're seeing them in the paper.

There are three parts to TG. Are these houses over by the golf course, across St. Charles where Tamarind Grove Run is renamed Southern Star (or something like that?) I don't walk down there.

The only thing I don't like about Tamarind Grove is the landscaping isn't mature yet. But we knew that going in.

Every once in awhile, someone will come on with a post like this. Why are there so many homes for sale in this village or that. The summer is a time when a lot of selling goes on and a lot of people grow older and move back closer to near relatives, or decide they want a bigger or smaller home or sometimes they are called home to the Village of Heavenly.

I doubt there is anything wrong. Tamarind Grovers? Tell us how things are there. We heard from the VERY reliable CFrance. More input is needed before a RUMOR starts.

P.S. I just went to look on thevillages.com and there are 20 for sale in Bonita and 20 in Pennecamp as well as 20 in Tamarind Grove. There are some with double digit numbers in other areas too. This is when we bought a house. A good time for selling and a prime time for interested visitors to come back and buy.

Gracie, what a smarty-pants you are! Aside from your theory about it being the time to buy/sell, having a look at other villages' houses for sale was a brilliant idea. Nothing works better than a fact or two.

Most of Tamarind Grove was built during the year of 2011. So it's been two years and things are starting to shake out. We've had 3 CYV's on my street "Nautilus Lane" go on the resale market since March.

Next door was a 2 BR and they decided to move up to a 3 BR in Sanibel. They don't retire for another 7 years, they would just travel here every 3 months to make improvements and I guess since they have such a long wait, they wanted to get the right home before they spent anymore money. They paid $161K new for their CYV in 2011 and listed their 2BR masonry CYV furnished for $199K and sold it two days later for $191K.

Three doors past that home was an elderly couple that I only saw once in two years. The man passed away and the wife went into a home for alzheimer's. The home was purchased new in 2011 for $169K and in April it was listed for $209K furnished. It has since sold but I don't know the sale price.

Two doors the other way is a corner home that was purchased new in 2011 for $212,400. The wife moved into the home in March of 2012 but the husband stayed in New York and did not retire until last October, then he joined his wife. They own a large Nissan SUV and since the husband arrived they have purchased two golf carts. CYV's garages just aren't big enough for 3 vehicles of any kind so they purchased a designer home in Sanibel and listed their CYV for sale in April for $249K, not furnished but does have a $10,000 Mansfield landscaping job. They have accepted an offer from another villager who is getting divorced with a contingency of selling his present home.

So as you can see what I mean that things shake out after a couple of years. We've had one person on our softball team pass away of cancer in April, he was playing right up until a month before he died. His wife is remaining in Tamarind Grove because she has made so many friends since moving here from New York. I knew of another couple who purchased a new CYV in Southern Star one block over in 2011, and then changed their mind 3 weeks later and sold the home and moved back to St. Louis, only to return to Montbrook CYV's in Tamarind Grove two months after that.

There is no discussion among my neighbors about anything wrong in Tamarind Grove, just normal turnover.

Two houses are for sale on my block: 1) Due to health reasons, a single woman wants to move closer to her relatives in The Villages; 2) A couple say they don't use the amenities in TV. They moved to a house outside TV, just north of Rt. 42.

I know of a villa in TG that is For Sale because snowbirds just sold their house up north. They have decided to move to a house south of 466A.

As a home owner in "The Grove" I must say we all are sinking away. LOL, JUST NORMAL turnover. Two Months from now someone will saying the same thing about somewhere esle. At times THIS forum LOVES to go wild. BY the way we love the "GROVE!" Stay AWAY!!!!!!!!!

I believe I can understand a little why someone assumes there is a problem.

The place just seems too good to be true.

Like looking for the Wizard of OZ and discovering the "Man behind the curtain"

It is a big decision to move there and so there is an element of fear associated with it. When I first started reading this forum, I did it to get educated and know the 'truth' about the place. The trouble is staying there and searching this forum has only made me realize just how WONDERFUL the place really is!!!!

No place is perfect and there are many things to consider ie sinkholes, medical issues, critters etc but for you Wannabe's you will get the Good the Bad and the Ugly on this forum and mostly it is "Good"

Thanks, but I'm too busy. One thing I found is discovering new things every week. Living on the southside I tend to play the golf courses like Cane Garden, Havana, Mallory, Palmer and Bonifay. Last year my friend and I headed up to Glenview and discovered that was a really nice course, great layout with a driving range like Palmer and very plush since they don't have the water restrictions like the southern areas. We must of made it up there a dozen times, it turned out to be only a 25 minute drive in the cart, but sometimes you do get spoiled and don't want to wander out.

Last week we made it up to Lopez, only took 35 minutes and really liked the 18 holes that we played. I had never played it before and shot an 84 from the blues. One thing I learned, I thought how nice, a pool with a grill in the parking lot. I ordered a hamburger to go to take on my round. Won't be doing that again, $9 for a burger with chips. Ouch!!

I think most of these comments are "right on." After about 2 years, many people figure out if they are in the right size/type home for them, and I think since we are mostly all seniors, that if people can afford to move they figure time's a-wasting and why not get what you want while you still have time to enjoy it?

People upsize and downsize all the time around here, for all kids of reasons.

Also, remember that some villages are a lot larger than others - Duval comes to mind - I think there are around 1600 homes there. I'm in a much smaller village - Sabal Chase - and there are never that many homes on the market here compared to some of the larger villages. Largo is pretty small too, and if I'm correct, has only 1 CYV neighborhood and no patio villa neighborhoods. All these factors affect # of resales.

I love our central location as we do things all over the place, but many do not venture very far. To some, it's how close to their doctors' offices, others to restaurants, others to shopping or squares. Some people still go to the squares several nights a week and others hardly ever. Some hardly use the rec centers, but may golf every day. So many differences, so many "right" locations.

If I were you I would not move there. Too many happy well adjusted people having a great life in that area. they would not want a person who makes statements like you do. No facts just silly statements.
