I am reaching out to homeowners who rent out their condos, homes, villas during the season, and through this pandemic, have you added an addendum to your lease for deposit & rent refund if village activities, restaurants, shows, etc. are closed ? How are you protecting your lease if the tenant decides to cancel their rental after the deposit and rent has been paid due to Covid-19? Or if the airlines are not flying? Or if the tenant is in occupant and becomes positive?

I have not changed a thing. To be honest I even rented this summer at both places after covid. A few asked about it, then decided they were coming.

I have a long time tenant that comes from England every May. I moved him to September then to next May. It would be different if it was high season - that is non-negotiable.

My take on this from what I am seeing is that there are a Lot of people trying to get out of the Northeast and planning to move to TV. Less people overall. Sunshine is not going to change.

It’s a weird time. If they are not comfortable coming we refund their deposit and rent in entirety. Most then book for next year.

Once they arrive, they cannot get their money back based on their uncomfortableness. That is like getting their rent refunded for their opinion of the color of the house. Up until they arrive, that is a different story. . . but once they arrive, only an evacuation order will get their money refunded. Its a lousy time to be traveling or a good time to be travelling, depending upon your viewpoint.

I am neither a renter or a landlord but I would think if I am first looking now (or over the last 4 months) and booked to rent I would be fully aware of the situation and would not expect to get a refund. If I booked a year ago for this year that would be a different issue and even then since I signed a contract I would be at the mercy and kindness of the landlord to allow me to cancel if I changed my mind due to covid. It's not like the homes here are unlivable or contaminated or roads flooded.
