Gail Evans is fantastic! Such a giving person also. She is with the Villages. You also want an MLS agent if looking to purchase. If selling, then one or the other.

What I would suggest is interviewing a few agents, two or three MLS and two or three VLS. Ask each of them to provide you with comps and a marketing plan. Determine which one might be best for the sale of your home. Personal rapport is also important.

Also limit the length of the exclusive listing you sign to three months, four at most.

If you feel comfortable doing so sell it yourself as a FSBO or use an agent who will list it on MLS for a few hundred dollars and offer to pay the buyer's broker a 2-1/2% commission.

In any case get a good photographer to take pictures of your home for the listing.
