" To all my friends planning on building a Designer Home in The Villages. It has just been announced that in about 2 weeks ALL remaining Designer homesites north of HWY 44 (Units 194 & 195) will be taken off the market and set aside for newly constructed spec homes by the company. So if you want build a customized designer home north of HWY 44, you must contact me ASAP!! "

They have done this over time to "finish up". They did it in our village. There were two lots left and they built spec homes and sold them pretty quick.

That should make the neighbors happy. After a couple years to still have constructions next door or nearby would not be something I would like to live with. This should get the vacant lots built and occupied more quickly. They can now concentrate fully on custom builds south of 44, they have opened up some great lots down here.

Lenny is a stand-up guy and one of the top real estate sales persons in TV. I read his post to mean that if you want to specify the features of your new home in TV that you need to speak up quickly. Else, the remaining properties north of SR 44 will be consigned to TV builders to construct spec homes with their own features.

The main thing in Lenny's helpful announcement is that if you want a lot/home along the canal on in the very southeast corner of TV, get cracking or the opportunity will soon evaporate.

This happened to us in Fall of 2013. We knew that we would purchase a lot in Gilchrist to build a designer home. After a few meetings with TV Sales rep and view open lots, we decided to pull the trigger and put a deposit down on an open lot. Our rep mentioned that there may be a possibility Mgt will decide to stop custom building and go all Spec homes to complete the area. Wouldn't you know it, 5 hours after our signing, TV Mgt had a big meeting with Sales reps, and Spec only from that point on. Got in by the skin of our teeth (whatever that old phrase means...)

We were so fortunate to be the last of custom Designer homes back then. Went thru the design meetings and made build mods/adds/colors, as well as a credit for all appliances and interior lighting which we upgraded ourselves. Looking back, we were so lucky to be able to make changes.

Good for Lenny to communicate this to his customers - if you are one that is undecided or waiting to sign... heed the warning.

You are right as usual Dean. (I so like reading your posts)

We have purchased one spec home, our first, in Hadley. Loved it. Enjoyed it, well built, wonderful neighbors, great location. Then we decided to live here full time and wanted something with more space since there are three of us and contracted to build the second house, because that is what they were doing at the time. Also enjoyed watching them build, ended up with an excellent home, wonderful neighbors, great location.

I like watching this large business, this builder of many homes, respond to the mini situations and change to meet them without losing quality or losing the great teams he has to build.

I know, I know. I am a watcher and an observer and an old happy woman. Glad to be here, on this earth, and in THE VILLAGES.

We had a similar experience, but on the wrong side. I spent much of 2013 researching retirement communities in anticipation of retiring in 2015. By the fall of 2013, TV was at the top of a short list, but we wanted to visit prior to committing, so we planned a LSP in Feb 2014, but by then all homes were spec. I remember telling my wife we were here to look and in no way to buy. On the second day I told her this is the place

We knew what we wanted, and looked at almost 70 new homes. We found our forever home with no regrets, and 2 days later we were officially Villagers.
