We haven't been here (Lake Denham) long, but we have been to the Winn-Dixie and Publix down 470, the Walmart in Leesburg, the neighborhood WM by Moyer Loop, and Target (drive up) at Spanish Springs for groceries.

Haven't really been thrilled at any of them yet. They're all okay. What I was most surprised by were the high prices at Winn Dixie.

Give Kroger a try, it’s worthwhile. That said we drive to Gainesville for Whole Foods and TJ’s, sprouts is our as needed. Not a fan of WD definitely not a Publix fan

One only has to say I want to look at preowned. That will change the percentage or a new rep. It’s not that hard to express what you needs are.

I'm new and very part time in Lake Denham. We've gone to both. If I'm home and need to run out then it will be Leesburg. Although I've hit major traffic on 470, making a 6 minute drive take over 20 (only happened a couple of times so i need to figure out traffic times).

But if I'm having a relaxing day and exploring on the golf cart we will go to Magnolia Plaza. We often stop at Publix by Brownwood if we've been in the square.

there are so many pre-owned houses for sale in the southern section you gotta ask yourself why? These houses are fairly new, so why are they for sale so soon? Just go to the Daily Sun site and look for yourself

Stay away. Look into the northern area. Much more golf, supermarkets, doctors, libraries, etc.
We're literally 10 minutes from 6 exec courses and 8 championship courses.
Why drive an hour to play golf?

Default Exploring the south

Great advice to watch wingnut videos. Plus, you can visit a sales office and also take a trolly tour. I couldn’t tell if you live here yet by your post - if you do, get out on your golf cart and explore using the villages app gps. If not, hook up with a sales person who will show you everything.

Do you find Trader Joe's in Gainesville an easier drive than Winter Park or Orlando? I noticed there is a Whole Foods near the TJs in Doctor Phillips.

Six to one, a half dozen to the other. Prices in Leesburg might be a little better.

Its because people bought them as an investment. Perhaps they were rented out during the past year. But as soon as the one year restriction is passed, the home is put up for sale with the hope of making a profit. Improvements may or may not have been done.

I'm in Dabney, and Brownwood is a haul (30mins or more by cart)! Do the run in the daytime a couple of times before you try it at night, since it's more convoluted pathing than by car. IMO, drive your car to Brownwood if it's not a nice warm day. SG is okay and you can get a good burger there, but selection is limited and you'll pay for what you buy. IMO, at Dabney; jump on 470 and Winn Dixie is super close (couple miles and cheaper than Publix), McD is just across the road, and Walmart is a short run up 27 off MLK. Best Buy, Lowes, Home Depot can be a haul. By the time you noodle around TV roundabouts, 20, 30, and some 35 mph areas, you can get to better cheaper shopping faster. In Dabney, we're about 2 minutes to the Turnpike and much closer to Orlando, Disney, MCO, etc. if that's what you like. Once Eastport is built, we'll be about 4-5 miles by car, longer by cart because of time to get to the new bridge, so yeah, DRIVE the car. I did my lifestyle visit next to Brownwood and I loved it, spent every evening there listening to music, but in the south, quite is nice too. I'm sure there were better choices while I was there, but running up 301 to shop & bank from Brownwood, the speed/traffic could be a challenge. The old saying Try Before You Buy, is still the best advice. Decide what you are willing to give up to get other things.

Default Location matters

IMHO the most central areas built to date are Citrus Grove, St. Catherine and Cason Hammock. They are all close to Sawgrass and not far from the current construction of Eastport. The down side currently though is that they are 15 minutes in the car from Publix on the north (44 and Kristen), Winn Dixie (soon to be an ALDIs) the Oakwood and another Publix off 27 and the same to Magnolia Center.

I’m sure if you wait for a while, you will see more villages even more appealing and 44 will have a lot more retail. A large hotel and huge pickle ball complex is already getting approval right across from The Baker House across 44a.

Currently the largest square (Brownwood) is almost 30 minutes by cart.

Dabney and Newell are too far from most things, but closer to the turnpike on ramp and Leesburg shopping eating on 27. Costco is less than 35 minutes from the gate on 470. There are rumors of a country club and championship course in the plans and more retail across 470 just east of the enclave.

If you move south of 44, yes you would enjoy the most updated experience. Ask yourself if you can wait 5 years down the road for it to be similar to the northern areas.

they moved to larger homes. i know of 4 who did so in our area.
