Sweating air conditioner in gagage
Just closed on a new house in TV . Our Air Conditioner is sweating and puddling
Is this the norm in Florida? Temp is set to 76. Builder has yet to get it to stop. |

Haven't experienced or known anyone to have that problem.

You should have a condensation tray below it to catch any moisture. There should be a drain from this tray to the outside. If the tray is not draining correctly, you may have a build up of crud in the drain pipe preventing this.

you should pour a half cup of bleach in this pipe once a month to keep it clear

All air conditioners remove humidity from the air so therefore the water build up. Also they all have a drain. So if you see a puddle in the garage, your drain is not working properly. Try bleach and if that does not do it, see if you can put a hose end into the drain and clear it with water pressure. Once draining, the problem should stop.

A/C Problem
Sometimes when there is not enough Freon in the A/C lines, the condenser will freeze up and cause the dripping. It is not normal.. your A/C installer should check out the system for you.

Since it's a new house, isn't it best to just have the warranty dept. come out, find the problem and fix it?

Mine and 2 of my neighbors both had this problem when moving in. Upon calling the warranty dept. Munn came out and checked...I am not quite sure how they did the neighbors, but on mine they took off the panels and added more insulation inside the unit, he also made two holes in the ceiling to somehow help, and he added weather stripping around the door.

The A/C guys are adamant that you not put bleach down the pipes -- it eats the plastic. There is a difference of opinion about using vinegar, but they all agree that if you do put vinegar down the pipe, it is good to follow it with at least 2 cups (1 gallon is better) of hot water.
Definitely call the warranty department. They do a great job of getting the appropriate contractors out to fix the problem. It's amazing how they jump when TV says boo!

Viv- When I get back into town, you are going to have to show me what the problem area is. I also never called the AC ---MUNN for a demonstration. Ran out of time. Something I better do next time around. When I left to return to NY I set the A/C at 80 degrees.

I had the same problem. Called Munns and they said that was normal with high tempertures and humidity............ Sounds like I need to call warranty - then I can ask why they haven't fixed two or three things I reported within 30 days.....
It puddled around the unit on the wood that it is sitting on. |

FYI This doesn't sound like the same problem but here is my story. I'm watching a snowbirds home. Went into the garage one day to find a puddle of water on the floor, near the air handler. Called warranty and they had repair service out the same day. They determined that the drip pan was leaking. They had to order the pan then remove the complete unit, replace the drip pan, drywall, baseboard, then paint the area. So if you see water on the garage floor call warranty ASAP.
