Question Tax Charge?

Does anyone know what the Spec Asmt-Maint means on our tax bill? It's close to $500. Just wondering what that's for?

Chels,

that is the annual CDD related maintenance stuff.... curbs, golf cart trails, common lighting, common grounds, CDD management, etc.

Everyone pays this regardless of whether you paid off your bond or not.

It'll be the same for everyone in your section (eg section 125); I think you're in district 7 CDD; the sum of the fees in all the sections of district 7 makeup their annual maintenance budget. Also, part of the fees collected by District 7, and every other district, go to the central CDDs for overall common areas (landscaping along BV, preserve areas, etc)

Sumter County is just acting as the collection agent.

Question Another question

So if that's maintenance, what's the $140 a month for that we pay? I thought that was maintenance. ??? Thanks.

Chelsea we had the same question too....when we went to the CDD class on Thursdays it helped....it really is an interesting class to help understand what the fees are for etc.....

I think we need to go back because even through a two hour session it was a lot to take in....

There are so many different aspects to the gov't and the fees and etc...etc...etc....

I believe the class is called CDD orientation....every Thursday at 10a....for two hours....at the Annex building in Laurel Manor....

Hope this helps too.....

Bring the tax bill with you....have them explain it....that's what we did!! LOL....I still don't get it fully....but my better half does and I trust that....I just write the check! LOL

$140/month is your amenity fee.... that covers rec centers, exec golf, pools, and village watch.

approx 60% of the $140 pays off bonds for the original cost of building the rec centers, golf courses, pools etc. The other 40% pays for ongoing operation, maintenance and staffing of these amenity facilities.

Amenities = fun stuff = monthly fee

CDD Maintenance = infrastructure and common areas (street lights, sidewalks, common area landscaping and irrigation, multimodal trails, etc) = annual assessment on property tax bill.

Clear as mud, right?

For everyone out there, newbies and wannabees, if you haven't already been, please consider attending the CDD orientation session -- held every Thursday at 10am at Sumter Landing District Offices across from Laurel Manor.

07! If you taught that orientation perhaps I wouldn't think I have to go back!!!

That makes more sense to me! Thanks!!!

But I agree....the orientation class is SO worth it....they also give you info on water preservation and all sorts of interesting facts about TV's!!!

Default Bond vs Amenity Fees

AMENITY FEE:The maintenance bill for common areas maintenance is on your monthly VCCDD bill with the trash and water charges. This amenity charge covers the common grounds maintenance.

THE BOND: The purpose of the Chapter 190 law was and is to promote housing development through use of tax-free bonds that developers use to lower the cost of homes in these residential communities. Developers issue bonds to pay for initial infrastructure (clearing, grading, sewers, roads, water supply, utilities, etc.). The original construction bonds are assigned to the CDD's initial residents and eventually paid off by residents over periods of 10-30 years.
