Default Termite Protection

We purchased our home in 2005 and the developer warranted it against termites for five years. We had Massey do an inspection every year at a cost of (I think) $169. For that, they gave us an additional two years of warranty. That is now up and Massey wants to sell us various packages, the most of expensive (I think) is $699., plus we will still have to have the annual inspection for a fee.

Does anyone think this is a good idea or do you use someone else to protect you from termites? If someone else, can you give me an idea of the cost?

Pros and cons, please.

I just purchased a termite treatment (in the ground) from Massey for about $600. It comes with a ten year guarantee. As Far as I am concerned it is well worth it for the guarantee. Termites are now their problem.

Massey recently informed our neighbors that in order to retain termite protection, they needed to purchase a renewal treatment in $500-600 range.

The neighbors contacted Dean's and were advised that if the Dean termite sniffing beagle didn't detect termites during a required pre-inspection, then they (Dean's) would pick up the neighbors termite policy and only require an annual inspection (normal fee). No re-treatment necessary.

The dog came, the house passed, and the neighbors paid the annual fee.

I recently received a renewal letter from Massey and since my house is only two years old and they wanted a $150 fee to renew, I decided to check with my pest service on what they had to offer. My Pest service is Village Pest, I just got done with a whole inspection and everything checked out fine. Their program is $150 for homes and $140 for Villas. They will treat the home each year and this treatment is included with the yearly payment. You DO NOT have a large retreat bill at the end of 5 years due to the fact that they treat every year for the $150 amount. They have done a great job on my insect control and had no problem signing with them for Termites. They carry a one million dollar policy with an insurance company that will send me a binder. There is no deductible and they also cover carpenter ants and Formossan Termites. Village Pest 352 245-4522
