There's an additional tax to the City of Wildwood if you live down that way as well. I have a friend in Antrim Dells who pays just short of $1000 to Wildwood in addition to Sumter taxes. Be sure to ask questions.

Lake county originally did not apply bonds to a purchase but in Pine Ridge they did and it was reported to ranged from $23,000 to $53,000....that's a lot of bonds if its true?

No, I'm in the Historic District. My understanding is that Lake County does not allow bonds. But I could be wrong. It could be the town of Lady Lake that does not allow bonds.

Is Pine Ridge in Lady Lake?

This is the same model that I bought and I paid less than this.

I just bought a brand new house in Lake County. I see the same model in Sumter for the same money and more. And I have no bond.

Lake County A new Courtyard Villa in Lake County has a $18,000 bond, houses are much more depending on size.

The Villages is planning to issue about $59.5 million in bonds to pay for infrastructure improvements needed by the new Villages of Fruitland Park, Marketwatch.com is reporting.

The issuance during the week of Oct. 20 is by The Village Community Development District No. 11, the retirement community’s latest CDD, encompassing the new 692-acre project which abuts the Sumter County line.

The money from the bond sale will be used for roads and drainage improvements, trails and tunnels, and landscaping and irrigation in common areas, Marketwatch.com is reporting.

In early September, Fitch Ratings gave The Villages Center Community Development District bonds “A” and “A+” ratings.

“The district’s very strong and experienced management team has a demonstrated track record of positive financial results and consistent operational performance,” Fitch said of its rating.

The retirement community has more than 50,000 homes and more than 98,000 residents, Fitch noted.

The new Villages of Fruitland Park will add another 2,050 homes and more than 4,000 residents to the mix. The property constitutes the bulk of the 987-acre Pine Ridge Daily tract the retirement community bought from Pine Ridge Dairy Inc.

The Villages owns hundreds of other acres near the Pine Ridge Dairy property. Due south is 510 acres of undeveloped property owned by the Lake Sumter Landing Community Development District. This tract, due north of Pennbrooke Fairways, is mostly outside of the city limits in unincorporated Lake County.

Been in The Villages for 14 years, traveled into every nook and cranny, done my homework, as a former Real Estate Broker would be expected to do….in my opinion I choose Lake county in the Villages, for dozens of reasons, to many here to list.

How about just three ? Outside of financial reasons ( real & debatable ) why would Lake County ( Within the Villages border ) be any different ? Is there a special ID entitling a Lake County Villages resident to do things that Sumter & Marion Villages residents cannot do ? Are the streets cleaner or trees nicer ? Are the neighbors friendlier ? Do the stars not shine the same or is the weather more pleasant ? Please explain your reasoning.

As they say, you can pay me now or pay me later. You, the home buyer gets to pay for the roads, utilities, clubhouses, golf courses, and all common land. It's either paid for by a bond or it's included in the price of the house so you don't really get more house for your money if there's no bond.

When choosing a home your location is most important. You should be happy with your location. New or used all homes can be remodeled but you can't change the location. I chose no bond and location. And since I gutted the house it is new in a great LOCATION.
