we had a similar situation here in the sun cities, az.

when the first sun city was built, there was a dirt road called Bell Road. we had to go many many miles for an ice cream cone. then del webb built sun city west and they built stores and we only had to go a few miles for an ice cream cone. by the time sun city grand was built, that original area was not recognized by many. Bell rd. is now a major road here west of phoenix. the surrounding areas which originally had shack houses and was a very poor area now is a beautiful residential community.

areas where it didn't look like there was room to build, believe me, they did! and all those businesses are doing very well. we now have our choice of many places, skyguy, to get an ice cream cone!

you may not recognize that area around your new square - but it won't happen overnight.

Per http://www.sumtercountyfl.gov/Files/...1452013936.pdf - - - - Page 28 of the 50 page pdf says the parcels are north of the turnpike.

Or you could just stop by City Hall. They have lots of plans, documents and maps that would put all of this rumor mill business to rest

There are several DRIs that have approvals in Wildwood:

Southern Oaks
Wildwood Springs
Landstone
Villages of Wildwood DRI

There are also several PDs that have approvals. Many of which are near the intersection of 466A/Powell Road/462.

SunCity, the new square you refer to is 6 miles from where I live and I'm just off 466A. I've been on 466A several time since we moved here in January 2011 and have been around Brownwood on all 4 sides too. So I have a fair idea of how much development area is left on 466a from the east end to the west end. There's very little left to be developed within that stretch of road.

Beyond those ends, the road is outside of The Villages with about a mile to the west and about 3 miles to the east. To those ends there may well be considerable development, but as I originally suggested, Brownwood is not in the immediate area of 466A.

Now around the immediate area of Brownwood and along 44 there is little doubt that there will be considerable development. Besides Brownwood, there is already a shopping center started on it's west. I also don't think I won't recognize the area in the future as I'll be witnessing it's growth a little at a time. So there won't be any big surprises for me.

As for any Peachwave references, don't take my comments serious. That was just my having a little fun with Swimdawg's suggestion that we have a bet.

I'd also like to mention that we've been to your neck of the woods a couple times. We attended a convention in Phoenix last summer and a few years before that we stayed a week in Mesa. Unfortunately, a few hours after we arrived in Mesa the monsoons swept in. They said that evening there was more rainfall than there was in the last 12 months. I'll spare you of what we went through to get from a restaurant where we were when it started, back to where we were staying.

Anyway, we did find the area to be a beautiful and we were even considering it as one of the two areas we might relocate to before chosing The Villages, and we did look around at several developments while we were there. However, TV won in the end!

Let me make something perfectly clear. I'm not saying that Wildwood will not develop in the next few years west of Powell Rd, or more specifically 462 in this particular case. I am saying that I'm not used to this area, even though I've been by it a number of times, and with that in mind I will recognize it since I'll be seeing the development bits and peices at a time without the surprise of sudden mass changes. Whatta guy....now that I know that Peachwave doesn't serve cones.

Yes, you are correct. You will not have the element of "surprise". You will see it change yourself.........as I'm sure you see the area south of 466A change virtually on a daily basis.

Who serves chocolate ice cream cones around that area? Sugar or waffle cone preferred.

ironically enough, the name of the city that i was referring to last night that went from a very poor area to a very upscale area is called SURPRISE! and what a SURPRISE it was to all of us here around the sun cities when it went from one extreme to the other!

As I stated before, I've never been to Peachwave, so I didn't know they don't have cones. As for who does serve chocolate cones in this area?...I don't know that either. The last time I had an ice cream cone was about two years before we first came to TV. Anyway, when you find one, you can tell them to put it on skyguys bill too!
