I want to figure out exactly how much I am paying each month to The Villages. And, exactly what is the charge that is billed with our taxes, but paid to TV.
Any replies are appreciated. Thank you.

Are you assuming District Government is The Villages?

As far as I know, the only money you pay to The Villages (CDD) is the amount that shows up on your monthly water bill, which includes potable water, sewer, irrigation water, sanitation collection, and the amenity fee.
On your tax bill the only money that goes to The Villages are the non-ad valorem assessments for the bond and the maintenance fee. Note that these are not taxes. You could also be paying certain fees or gym membership dues, home watch, etc. I could have missed something. |

As you can tell, I may be (am) confused. That is why I am asking. I checked my tax bill. In addition to property taxes, I pay, with my property taxes, $320 to the fire district and $315 to De La Mesa maintenance? Whatever that is.

The maintenance is an annual assessment that is used to maintain the infrastructure that was constructed with the bond funds. I think that every house in The Villages pays this assessment. |

“The Villages” is incorrectly used interchangeably to mean the Developer, the Central District (VCCDD), or the numbered CDDs. All are different and have different roles. I am in Sumter County. My money goes to the following. Property Tax bill: - Property tax: Sumter County - School tax: Either Sumter County schools directly or to the state and then funneled back - SWFWMD: state-level watershed management district - Fire assessment: VCCDD which runs the Villages Public Safety Division - Maintenance: My numbered District (CDD10) - Bond: VCCDD which administers the payment of the bonds taken out by my numbered District Utilities bill: - Water, Irrigation, and Sewer lines: The utility district that provides these services (NSCUDD for me) - Sanitation lines: Through the utility district to the refuse company working in my area Amenity fee: The commercial district that provides and maintains the amenities in my area (SLCDD for me) None of the money I pay on my monthly or yearly bills goes to the Developer. Note that the same is not true in the newest areas where the Developer has not yet turned over maintenance responsibilities.

$320 to the fire district and $315 to De La Mesa maintenance
Unless you live on property off of a county or city road, your going to have some kind of road/ infrastructure maintenance for your neighborhood. Everyone in Florida has a fire district, and a trash removal assessment. Unless you have a well and septic tank your going to have a water and sewage assessment. Where we lived before we had a well and septic tank. The septic tank cost 400$ every 3-4 years to have it pumped out. The well cost us 1800$ to replace the pump that was 12 years old. |

I highly recommend the monthly introduction to district government session. It is extremely well done, and will answer all of your questions and provide tons of additional information.

Better to go to an informational meeting where they explain all the charges. People confuse the amenity fee ( the fee for golfing, rec.centers etc.) with the maintenance fee on your taxes. This fee is for flowers, cutting grass etc. each district is different. We are in District 2 and it’s $335. Our friend in Mallory in District 6 it is $585. It goes up as you go south.

You will find all sorts of fees on amenities, district maintenance fee, end years fees, property/ state/county taxes, school/fire district added fees, and sales tax which big way Florida taxes. when you moved to Florida you may have thought you’re getting taxed at lowered rate. Just cause Florida doesn’t have state taxes don’t mean it’s taxes are lower. They have other ways to dig deep into your pocket . Sure maybe less than some areas of country but have ways to back door add on taxes. I wouldn’t get too rapped up on, otherwise you’ll have migraines. So do what rest of use do, pay it.sumter and lake counties use to be way lower taxed than Marion county. Seems like they are catching up?
