Also..."IF" you purchase a home via T.V. sales office....you can't haggle. You can possibly haggle if you purchase from an MLS agent or maybe a FSBO.

For some that is a disadvantage if you don't like playing the game and their goal is not to pay more than someone else.

The Villages essentially has motivation to protect resale prices.

High season is October to April. Prices drop when the temperature rises and the hurricane season starts.

I haggled with a Villages agent on a resale. I got the golf cart and a couple of thousand dollars off the asking price to take care of a few maintenance items.

People who are shopping in the summer months are serious buyers.
Just get your place in tip top shape and list it when it works for you.

You can negotiate, or haggle, using a VLS agent if you buy a pre owned home, just not new. We gave a reduced price “take it or leave it” cash offer (no counter offer) on the house we purchased through VLS that was accepted. We purchased in October.

You most certainly can haggle if you buy a home from a TV agent, not on new homes but definitely you can on pre-owned homes.

If you stop by the sales office they always list recent sales for last 2-3 days. If you count the new sales listed they seem to average 20/day year around, even through covid.

Maybe not on a new home. But on a re-sale? You most certainly haggle... We paid a nice amount less than the original asking price on a VLS re-sale...
