Default The Villages Population

Can anyone tell me the true population of The Villages. When I ask anyone I get a number of different answers.

I recall hearing 70K residents in early to mid 2007. Here's a link to a population projection chart from The Villages commercial property division:

Not sure when they last updated their projections based on building activity, but, this would imply we are at approx 77K now. Then, the next question is, what counts? Number of resident IDs per household? Number of names on real estate title? Of course, many of these folks are seasonal residents and other homes may have one owner but multiple renters. So, 'population' is a fuzzy number depending on what definition you use.

I've been wondering about that also.

Furthermore, I would like to know the approximate number of TV residents who are fulltime owners - snowbird owners - occasional long-term renters - and short-term renters = probably impossible to answer, but I wonder about it.

CIB...some questions just cannot be answered. Why don't you call The Villages and ask them? Perhaps you can then answer the question so many of us want to know. However, I bet The Villages can't answer that question.

YES, bright.... logically I know this is true; still it's frustrating cuz if/when I purchase a home in TV it will be as a fulltimer and I'd sure prefer to know the stats, and live in a village neighborhood with more permanent fulltimers also, rather than transient/renters who come and go. There is really no way to know this and that's what is frustrating.

(ALSO..... I'm shut-in by cold, bleak, inclement weather and BORED)

You think too much about the "ifs". You need to come and visit. You have hundreds of questions and wonder about many things yet you have never experienced our community.

My advice...your questions and concerns may be answered by a simple plane trip here. Have you considered that?

CIB, don't take this wrong but what difference does it make? Basically, patio villas have more renters than ranches or designers. Long-term renters are all over. I'd guess it is almost 50-50 to croakers and snow birds. But, as brightspot said, come and check it out. You'll find that most renters are as good as the homeowners in taking care of the property.

There is really no way to know this and that's what is frustrating.
But, those of us who are here find it does not make any difference.

Dear Bored (nonie)

there are approx, 74,000 residents here , The Villages has no way of knowing how many are snow birds are here or an accurate numbers of renters as 2/3 of the renters are renting from private owners.....Any numbers given are pure speculation...........Even Gary Morse can't give you an accurate breakdown ............
However if I had to guess , I would say that only 5% of residents are renters...............
Now speaking of speculation , This Disneyland for seniors is limited in size and there is an end to it .....When it is sold out , the price of homes here will go right through the sky...The sales right now are short lived and when the housing market turns around (which is believed to be mid-year) You won't see deals like this again .............
Now you ask, why would I pay 50,000 more for the same style house in The Villages than in another community close by....
Well let tell you what we and our neighbors did today , First We had to decide which of the some 40 golf courses we wanted to play. We chose TRUMAN which is a new course on the south border of The Villages.....After a gorgeous drive in our electric golf carts thought the very picturesque landscapes of golf courses , tennis courts , swimming pools, rec. centers with their botche courts and riding and walking trails and multitudes of beautiful homes we arrived at out chosen course and played an extremely difficult course where you had to hit over valleys and ponds and strategically located traps to greens on hill tops that if you couldn't spin the ball it would never stay on the green, All this in a 15 knot wind .....Did we shoot well ???
NO!! But did we have fun trying , YOU BET!!!! We then had to decide where we would have a late lunch....How about HAVANA COUNTRY CLUB ??? we were close and we haven't eaten there yet so lets try it ......It was wonderful ,I had a glass of beer and a grouper sandwich with sweetpotato fries....the fish was so large they couldn't get all of it on the bun......We ate our lunch and lied to each other about if it hadn't been so windy we would have killed that golf course . ha ha .....We bid farewell to Havana Country club (which we belong too because as a resident we are members of all the country clubs) and headed home to the north end of The Villages where we all live.....And You Know what ?????? WE CAN DO IT ALL OVER AGAIN TOMORROW !!!!!

Where else in the world can you do all this for 8.00 bucks ( the price of the sandwich ) .....

If only it hadn't been so windy- fumar...........

I don't care about golf (my hubby would disagree). I don't care about restaurants (I'm a good cook as is my hubby). I don't care about renters (people are people whether they own or not).

I care about community. I have found the nicest people here...people in MY AGE vicinity who can identify with, share, understand, and discuss life experiences. That's iimportant to me.
