All current villages south of 44 are less than 10 minutes from Paddock Square, lots of restaurants, and shopping. 5 minutes from the new 24 hour Villages emergency room, 15 minutes from the UF Leesburg hospital, and easy access to the turnpike and I-75. Default Bought in Marsh Bend on a water view lot that would have cost $200k more North of 44.

When the bridges over the turnpike are done(and they eventually will be) I am guessing our values will increase tremendously. Also new regional rec Center is open and shopping is coming. May have to wait a couple of year but value is there. Between 44 and 466A houses with a view very expensive.

If you want quiet buy pre-owned in our lovely north end - Chatham, Briar Meadow, etc. Close to plaza, rec centres, 5 golf courses.

Chitty Chatty just released about 30 homes yesterday, still a few lots left

Custom builds are going to ready to move into Sept, they R a bit slower due to suppliers delays.

I live in Piedmont...wonderful area. Quite, old oak trees. Near shopping . Best of both worlds.

To each his own. It was so noisy we both agreed that we wouldn't even walk there again, much less purchase a house there. The Turnpike is very busy, constant traffic.

My advice is to wait till the neighborhood is somewhat established, that way you will know the location and placement of the house you are interested in. A lot of times you pick out a model and lot only to realize its not where you wanted it. The agents are not all that forthcoming on what may be in your backyard or in the surrounding area. When I bought my house and lot I was the second house in the neighborhood. When it was completed I had a transformer box 4 feet from my Lanai. Was supposed to be in the lot behind me and was not on my plat of survey. Someone screwed up bit there was nothing I could do about it.

The villages can only show you what they have ...look on Zillow or call a realtor from a local real estate company. Not sure if you understand that the villages agents can only show new homes and those that they have listed and the outside realtor can show any houses listed by a real estate company (such as Foxfire, century 21, Remax, Sally Love, etc) but can not show new homes or homes listed by the villages. Lots for sale other than new and village listed homes.

Any reply with an opinion should say in their opinion because that’s all it is. The words “don’t” and you will be disappointed” again, is an opinion. We live in this so called “disappointing” area and love it. It’s far enough away to keep people who are disappointed away, close enough to enjoy the “real” villages and we have the added benefit of beautiful nature trails and more open space. Btw we do have restaurants and golf courses. It’s all a matter of opinion so be careful of whose opinion you listen to because most times the negative ones come from someone who doesn’t know. You should visit several times and stay in each area to get a feel for what’s right for you. Walk around and talk to people who live there and ask questions. If you’re in a hurry then stay a few days in each area all in one trip. There are vacation rentals available everywhere. That’s just my opinion 😊Good luck!

We were advised not to discount looking at pre-owned homes and it turned out to be great advice! Many have a lot of upgrades already done, inside and outside so if you like them, you are $$$$ ahead! Ours was totally upgraded so all we had to do was move in. It was only 3 or 4 years old, so barely used and in a great location in Pinellas. That being said, I too would recommend doing a lifestyle visit or renting for a month or two to get a feel for the different areas to help you figure out what is most important to you. The Villages is building tons of houses each month so it doesn't seem like they will run out of new housing any time soon.

True elsewhere also. Had a rental in Pine Ridge next to 466a and you couldn't talk on the phone when on the Lanai due to the traffic noise, especially with unmuffeled pickup trucks drag racing from the light...

Nowhere near the turnpike is that bad, and the sound is more like white noise similar to wind blowing through the trees.

However, just one or two streets inside and the noise was significantly reduced in both locations.

Visit the site and listen. Especially during the times people are heading to and from work.
