Has anyone noticed the fences in the backyards of the new ranches down off Odell west of Hemmingway Club Hse? Is this a new trend? Is this written into the covenants for that section only? Hmmmmmmm

:dontknow: We've been by there and yes, there are fences on one side of the street of the ranches but don't know why. Maybe others have requested fences and TV's listened?

You are absolutely correct....there is a section of a ranch home community in Hemmingway that has 6 foot white vinyl fences enclosing the back yard. I rode by there this morning. In my personal taste/opinon, they are not terribly attractive, but, certainly fulfill a need for those who want a house with a fence and for whom Courtyard Villas are not an option. I'm sure the convenants for this community require all to have/maintain common fence....type and color. Maybe I'm naive, but I kinda believe that someone out there in developer land reads TOTV to keep a pulse on what people are thinking and wanting. If the fences are only on one side of the street, that is curious. The next question is what is on the other side of the fences? :dontknow:

Is the fence just along the back of the property or does it actually run between the houses?

I went to the sales page Village07, and answered my own question. They are completely enclosed. I think it is a great idea and the vinyl fences are the same that surround some of the Courtyard Villas. I may turn into a typical Villager, one that moves several times, and sell my home to buy one with a fence once we are there permanently.

The houses I saw were on an interior street, so, houses with fences backed up to each other. Houses across the street backed up to O'dell and did not have fences. And, yes, Halle, the backyard is fully enclosed.

Maybe the privacy issue finally got some attention. When you are on the interior of a street you get very close to your neighbors. The fence would be a real plus for privacy and a great area for pet owners. Maybe they do listen to what we say in the survey.:bigthumbsup: :bigthumbsup:

I talked to our salesman yesterday after I noticed the fences in some of the new pictures. He said is was just something they were trying out to see if people liked it. I think all the fenced houses are in the section of Nash Loop in Hadley that runs along Odell Circle but can't verify that since I am in Indiana. Our sales guy didn't know if this was a new amenity or just an experiment. I think that all the houses on Nash Loop also back up to villas but not 100% sure of that.

Fences tend to "die" over the years. When they have to be replaced, will there be exact specs in place to follow? What if Joe Bagadonuts' fence is a mess but he doesn't want to replace it? Caveat emptor on this one.

My thoughts exactly. A big vinyl fence will be expensive to maintain and eventually replace. The plastic can get brittle over time and the hot FL summers will speed that process along. Another downside is that it blocks the breeze. Friend wife is excited at the prospect of privacy and I prefer more openness and catching the breeze. That is as long as it isn't wafting over from the landfill or the sewage treatment plant. Has anyone got a location on those down south?

I wonder since they're allowing or offering fences in one area, if we could get a permit to get one put in if we didn't purchase a house with a fence? That sure would help with the doggies too! (We don't have a puppy yet, but I'm still hoping (sigh)) :
