You are right Sam.....fences need to be maintained. Hopefully, the covenants make it clear regarding the upkeep and replacement requirements. If not , the developers have opened up a whole new "bag of worms"

I suspect it is the same type of covenants that govern courtyard villas and patio villas. You are required to maintain, to common specs, the feature that came with the house. Also for stucco CYVs you are responsible for maintaining (painting and any repairs) the block wall behind your house. Also, for any of you who border one of the main streets or perimeter areas of the Villages, you are responsible for maintaining the brown wood fence that abuts your property.

Haven't heard of any disputes about maintenance of these items, but, imagine it will occur someday.

Sorry, Chels, but doubt that you will be able to do fences in your neighborhood...that whole uniformity thing again.

There are other alternatives if you want a pup that bad! You get that puppy, wll figure it out. No one should be deprived of the joy a Doggie can bring you.

We've had vinyl fencing around our back yard (NJ) for years. It still looks great. Cleaning it up is a breeze.

Vinyl fences are pretty durable and should last well. That's really interesting.

I think I still would like a CYV, but I'd be willing to check out a rancher if it had a fence. I think it's neat that they're trying this experiment.

I love the idea of a fenced backyard. Keeping the vinyl one we now have in front of our patio villa clean is no problem....just wash it down a couple times a year and it's good as new.

I am kinda funny about my privacy plus I love to have get togethers and bbq's. Never liked the idea of having my backyard neighbors included without an invitation. So...a fence is to my liking.

This would be a plus for me when looking to upgrade.

I just went thru the Hemmingway/Bonita area. Can't tell for sure, but it appears that these are ranches that now or will back to villas. They seem to have extended the walls (not fences) to the houses and put walls/gates between the ranches. To each his own, but I don't think I'd like it too much. The back yards aren't that big and the walls would be just as claustrophobic as I find the villa yards. Picket fences would be one things, but walls? No. I've found one of the great advantages of living in a ranch community is backyard interaction (I was going to say intercourse, but I was afraid of the giggles) amongst neighbors. Maybe I lived too long in apartments and condominiums, but I love the camaraderie and am not concerned about perceived loss of privacy.
