Default Will Buy This Wekend

I am coming to TV this weekend with the intention of buying a home. I have picked the model and am looking at both new and pre owned. Does anyone have a feel for the sale price vs the asking price on pre owned.

Three homes that I was eying from a distance have dropped about 10% from original ask. i.e from $369,000 to $329,000. That particular one has been on the market for 120+ days. Just my experience from tracking, I can't buy quite yet.

Don't rush and hopefully you'll find a few that match your criteria. Make an offer and see what happens.

We HAD a home in Spanish springs side which we purchased about 6 years ago. We did offer about 20 less than the asking price and it went through. Good luck!

We bought a pre-owned last year and our first off was 30% off asking price. We got it for 22% off asking price. Get a buyers agent if you can, do the research of recent sales prices for like homes. Every situation is different, it may be in an estate etc.. You can always raise your price. I believe that you, the buyer are in the drivers seat in this market. Good luck.

Default who will you use as an agent?

the villages like to get 95% of asking for pre owned homes, at least they have in the past. the villages agent can not show homes not listed by them, you have to use an outside realtor to see homes not listed by the villages. the outside realtor can not show villages listed properties. Prices have been going down but the villages propertied seem to be going back up a little -- demand is up this time of year. Good Luck - are you aware of the bond?

Russ. yes we bought a CYV in Belvedere. CYV's are perfect for snowbirds.
