Are you handy?
All of the windows in the house we purchased (built in 2004) were not functioning properly. Someone showed my husband how to change out the track. (Available at Romac in Leesburg). It took him 10 minutes per window.

Romac carries the spring that is located at the sides of the windows. I’ve replaced all of mine when they became hard to raise. Google how to remove aluminum windows. Each spring housing has a part number stamped on it. Romac will have to cross reference it with new part number.

Don’t use silicone spray! If you get any overspray on anything you won’t be able to paint it later. Most of the time silicone spray is bad advice.

If the windows are the original windows the installer was likely RoMac. Home warranty can tell you for certain. A little Silicone Spray or a product called Super Slip Stuff should work. A home inspector recommended it for our new windows in Illinois and for here. The spring that aids in lifting the windows looses its “spring memory “ unless it is used regularly.

Some people clean the out side window that screen covers up beings most screen can’t be removed without double pain window raised and laid down. That is if you actually look out them

I called Ro-Mac Windows (352) 261-0391. They were the sub-contractor who installed the windows in our house, when it was just about as old as yours is now. (Even the best windows need a little loving care when they’re 17-18 years old!
To-Mac did a terrific job, inspected, tested every window in our house, doing repairs, adjustments and lubrication as necesssary. And as I recall, not at all expensive!

I am a handyman and most of the windows issues I've dealt with are window balances (like the old former rope and weight) now they use a metal spring loaded balancers the inside of the window between the frame and the window (and they DO go bad).

Window serves as way out
The window also serves as a second exit in the room in case of an emergency. My handyman has been able to replace one slide effectively, but two broke during the change. Definitely not something I could have done myself. I can open the window easily now.
