Default Woodbury or Fenney?

Hopefully this topic isn't too similar to some of my other posts. We will be in the Villages 2 weeks from tomorrow looking to buy a courtyard villa. These are the 2 areas new Courtyard Villas are available. We want new because we want a new roof, air conditioner etc. we don't want any repairs for a while. I know people seem to have strong opinions of Fenney, many negative. We think Fenney has a lot of potential though. Phillips Villas in Woodbury is in an older established area but is a brand new neighborhood. We Like both. When we looked at Phillips Villas during our trip last month we really didn't explore the area outside of the villas. We will be doing that this time. Any pluses and minuses you could provide would be helpful. Thanks in advance to all of the helpful people on these forums. Looking forward to becoming a Villager.

Default Woodbury

Living in the north end of The Villages is much quieter, and very convenient to Publix, Walgreen's, a gas station, etc. The traffic isn't as bad during season either. The new villas are quite nice, and I'm sure you would make a lot of new friends.

Another option is an almost new resale courtyard villa. Some very good residents decide they want something larger and move shortly afterwards into a cottage or designer home. I think you hit the nail on the head about Fenney and Woodbury (Phillips) Villas. North TV is more "settled" where Fenney is more unsettled. If you like something really new (Pioneer type) then Fenney-----if you are not really adventurous----the more settled north TV. As you know, it boils downs to personal choice. Good hunting!

Something to consider as it relates to your lifestyle ... the pool at Phillips Villas is a family pool.

A survey of Villages residents has determined what types of pools will be going in at two new courtyard villa communities being built in Community Development District 4.
The Phillips Villas will have a family pool and Soulliere Villas will have an adult pool.

In the north end if you're a VA medical patient, you could almost walk to the place. If you're a golfer, Lopez is a great 27 hole layout with a driving range and great restaurant. The Mulberry Shopping has a good selection of stores and a Cody's Road House is being built in front and the Rec Center is established and has all you would want. The new CYV's in Woodbury are priced on the lower side when compared to most CYV's built south of 466A or in Fenney. A 2 BR Woodlawn is about $193K and the 3 BR are in the lower $200's if you don't get a golf course lot. I believe in Fenney the CYV's are more expensive, they look it on the outside but are basically the same floorplan with maybe granite and stainless steel, which you can add later yourself.

There is also a new section of courtyard villas being built across from Colony plaza near the new Walmart. I'm not sure if these are Sumter or lake county. I don't think they have started marketing them yet but it should be getting close. This is
A Little more central location than Mulberry or Fenney.

According to the Village News website, they'll only be 33 villas built at Clifford Villas. From the map it appears they'll have golf course lots on 3 sides. With that location and the limited amount of units, you can expect the price to be on the high side. It's the area outlined in red.

We're trying to keep the price as low as possible so that may not be for us. Out realtor says that some vinyl Courtyard Villas will be for sale shortly at Fenney so we are hoping to see those while we are there.

Some of the newer Patio Villas in Fenny are unique, as some of the plans are different. Some have separate Golf Cart garages with an enclosed front screened area. Quite unique. I've been in Fenny a few times and it is looking amazing!

The downside to these villas is the ONLY entrance to the villas will share the street with the new Wal-Mart currently under construction. This street connects 466A and Moyer Loop. There will be a lot of traffic!
