Default CDD Maintenance Fee

I'm trying to get an approximation of the monthly payments regarding the CDD Maintenance fee specifically for District 10 where it appears the newest homes are being built . I have scoured the CDD and Sumter County assessor websites but for the life of me I cannot determine what this fee will be per month in perpetuity. The information I see is that there is a range of 100-600 per month. I looked at the 2015-16 approved budget which gives figures for different "units" but I cannot determine if these are yearly or monthly assessments. So, my question is what is approximate monthly fee for these new homes in district 10 regarding this CDD Maintenance fee? Thanks in advance for any insight any of you can provide.

If the fee you're seeing is in the $145-$155 range, that is a monthly charge.

June is the month when all districts approve their next years (2016-17) budgets with September being a final review and approval month. That is done at the monthly Board meeting. If you will go to the District government web site and find the June agenda for District 10, one item will be approval of the 2016-17 budget. One item in that approval package is the Annual Maintenance Assessment by parcels. You do need to know your parcel and it is on your Villages ID card. On your Village ID is a U/L #, often something like Sxx.nnn where Sxx is the Unit Section number and nnn is your lot number. Maintenance Assessments are by Sections within a district. It is shown as an Annual figure not a monthly figure.

Still having trouble, show up at any Welcome Wednesday meeting at the District Offices in Sumter Landing at 11 AM on any Wednesday, ask your question, and you will get an answer.

Amenity Fee. Maintenance fee is yearly, not monthly.

The OP is asking about the CDD Maintenance fee. I think you're referring to the monthly amenity fee.

It can vary but $558 per year is a reasonable number to work with.

Maybe. You do in CDD #10, the CDD the OP inquired about. The CDD Maintenance fee will show up on your taxes in November. The $149/month is the amenities fee and is bundled with your monthly bill that includes water and trash pick-up.

What CDD are you in? I don't believe every residential CDD has a maintenance fee.

I am in Village center CCD. I guess after two years I should go to one of those orientation meetings.

You probably don't have one. I seem to recall there were a few CDDs that didn't have one.

They are for everyone.

Bogie Shooter will come on in a minute, read what I have said and give you a link. OR you can stop in at the district office in the office space across/next to Laurel Manor rec center and ask them about it.
