Default Deed restrictions?

Hubby and I are planning on moving to TV in 18 months or so. We're concerned about deed/zoning restrictions on the homes a/o neighborhoods. Where we live now, there are so few, it might be hard to adjust to a long list of "can'ts" and "don'ts". Is there a website that will give us the list of restrictions before we commit to the purchase of a home? We wouldn't be happy to make the move and then find out there's little freedom to do what we'd like to do on our property.

I understand pets are allowed. We have a Springer Spaniel who is the official squirrel-chaser for the neighborhood and does a good job of keeping them out of our yard, the neighbors behind us and the ones on each side. No one minds because they don't like the squirrels emptying the bird-feeders either.

We realize her habit might not be as welcome at TV, and realize we'll have to keep her in our own yard. Is there a restriction on installing an "Invisible Fence" for a dog rather than keeping it tied on a leash? That's how dog-owners solve the problem in Wisconsin.

Here's a link to a summary of the deed restrictions for the newer areas. They are slightly different for designers vs patio villas vs courtyard villas, etc. All in all, they make a lot of sense and are not overbearing.

There are a few ranch homes in Hemingway with completely fenced backyards. The yards are small, about the size of a large villa yard (about 50 feet by 15 or 20 feet), but are full of grass and the fence is 6 feet high. This area has been done as an experiment and all of these may well be taken in 18 months, but if they sell well, maybe the developer with make more houses with fenced yards. Not too many squirrels in the newer areas, the trees are too small yet so a squirrel has "no where to run to...no where to hide.

One of the reasons we moved to The Villages is because of the deed restrictions. As a licensed real estate broker I have seen what happens to neighborhoods with no, or not enforced, deed restrictions. It has a direct effect on property values. What one might consider cute may be considered tacky by neighbors ( please spare us pink, plastic flamingos). Shade tree mechanics operating in the front drive do nothing to enhance a neighborhood. RV,s, trailers, unlicensed vehicles and boats parked in driveways get old in a hurry. Overgrown lawns and shrubs are a blight on a neighborhood.
I am not sure what you "want to do" with your property but read the restrictions carefully and I think you will agree they are reasonable. If you find some part objectionable, just ask yourself if you can live with it in order to enjoy The Villages lifestyle.
BTW, dog rules here are very similar to many local ordinances. On a leash off your property and clean up their mess. There is a "dog run" area in The Villages plus at least one other close by.

The deed restrictions are fair and reasonable. I'd rather them then a junk-yellow car sitting with no tires in my neighbor's driveway.
I'm in Hemingway and there are a few homes with fences.
We looked at 'em and liked 'em (though we bought a villa) so at least you have an option.

If you want to see pink flamingo's and Disney cut-outs. etc. Take a visit to the historical side of the Villages, where there are no restrictions. Tacky, tacky!

Default Historic Section Deed Restrictions

I thought the deed restrictions applied to all areas of The Villages.
Does anyone know where you could find the deed restrictions for the Historic Section.

Looks good to me - like retiring in Florida. Plain Jane lawns are verrrry boring. Put some fun into your life, this is supposed to be senior Disneyland.

I don't mind the pink flamingos, charming in it's way

it's old junk cars with no tires on the lawn that I'd object to (hadn't seen any of that here, thank heavens)
