I would like to pose a question. Do most folks like the deed restrictions? Have you had deed restrictions in your homes before your ownership in The Villages?
We have had them before and we are glad we have them here. Keeps everyone to the same standard. |

I agree that deed restrictions are a good thing, in general.
Downside: They take away a bit of your freedom Upside: They take away your neighbor's freedom too hee hee ![]() |

The Nuts and Bolts section of this forum has two samples that are searchable by keyword. One is for the original historical section (Orange Blossom Hills) and one for a newer village.

I have not read the deed restrictions yet, but if it keeps the Christmas lights from being up all year and the pink flamingos off the front yard i"m all for them.

One of the reason I want to get away from NY is I live next door to a neighbor from hell. I have lived in my Ronkonkoma home for 31 years. This idiot moved in 6 years ago and between the loud music, the body car shop he operates out oif his garage that forces us to keep the windows closed and the trampoline for his kids that he installed next to our fence are issues that can drive a good neighbor away. I am all for rerstrictions.

Deed restrictions are only viable when uniformly enforced. Many communities have them but enforcement is spotty. Too many people move in here knowing the restrictions then proceed to ignore them. They then gripe because they are asked to comply. The feedback I am getting indicates The Villages is doing a good job on enforcement. |

I totally endorse restrictions. No pink flamingoes, no blue gazing balls, etc.!
My house in St. Louis was on a private street (which essentially meant we had gates at both ends and a non-interfering "association," plus expenses the city wouldn't cover) and it has been so since the mid-1930s when my father-in-law spearheaded its status. Very, very loose restrictions existed, but, Boy! Do something someone objected to, and the acrimonious discussions could go on and on and on, sometimes even for years! In the long run, the only people who really violated the "rules" were short-term owners. They moved away when the rest of us became "too unfriendly!" ![]() SWR ![]()

We lived for 30 years with restrictions (CC&Rs) in California and I believe they helped our neighborhood stay attractive all that time. Many developments in the area slowly degenerated in appearance (and value), but ours held up well. The only problems we had were with owners who did not read the restrictions, who bought in later, absentee owners, and those who did not get a copy of the the restrictions at closing.

Deed restrictions have become necessary due to the absence of common sense and sensitivity to community standards. Restrictions have become more important since developers are building homes closer together and you cannot avoid your neighbors noise and visual pollution.

When we closed on our home, we got a copy of the deed restrictions at that time.
