Default I Need New Realtor

Hi. Thank you to those who responded to my last post. I appreciate any info about TV. I am looking for a good realtor that is not part of the 'Villages' team. I do not have the required amount to put as a down payment that the Villages asks, so I need to use an outside agent. And I am financing with a FHA loan.
I have been working with someone who is nice, but just not showing me houses that are right for me. If you know anyone, please let me know.
Also, in regard to renting. I would seriously consider it, but would need to find an owner who would rent to me for a year and accept my cat. Most owners who accept pets, would accept dogs, not cats.

The Villages 20 % down applies to new homes but not resale. You can use a villages realtor and buy used with normal down payments. Don't limit yourself to only the homes listed by outside agents. It is not necessary.

In the past you needed a broker to see anything. The internet has changed all that. Use the real estate sites Zillow, Trulia, and the Villages site to look for homes.
When you talk to brokers keep a list of the homes that they have shown you for future reference if you want to view them again.
When were were shopping we took 10-20 pictures of each house so we could look at them later. I always tried to get the house number on the way in as a reference. Get a cheap digital camera if you don't have one. I used my iPhone.

What type home and price amount are you looking for? Any special area of the Villages? Have you been pre-qualified for mortgage? We all know people who may want to sell and you may be able to purchase with out going through a realtor. (just a title company to process)

Lylesellsfla is a good site. Also realty executives has a good site ( www.buyinthevillages.com/ ). Do a search on TOTV before using any outside or Villages agent. Some are useless. My wife and I had a horrible experience with an outside agent and his agency that ended up costing us about 725 bucks for nothing.

Good advice on using Villages agents and outside agents. We used both and would never have found the house we did without using an outside agent, and I am sure there are those who would never have found theirs without a Villages agent.

You can finance a pre-owned home or manufactured house with any of the mortgage companies around here. It's up to them whether or not you have enough to put down. The Villages has nothing to do with that.
