Red face Looking to Purchase...but when? Can we wait?

Hello. Tony & Carleen Here. We are getting very close to purchasing in the villages. Ideally, we would like to use our visit 4/2013 to better finalize our decision, but return in Oct 2013 to make our purchase and begin building. How risky is this? we are pretty stuck on a particular type of lot so that probably doesnt help. Problem is we cant move before March 2014. So if we buy in Oct, build by year end 2013 /early 2014. We would then begin moving and settle in for March 2014. Is this too far away to build? Appreciate any feedback as we are getting anxious at this point.

Tony and Colleen, My recommendation would be to come down in April 2013 and if you determine this is where you want to be and you are going to build, put a deposit on a lot that you like (if available). You then have a year to build and that would put you at about the time you are looking for. We built a year ago, and held our lot for 8 months before we built. Sometimes, that perfect lot you are looking for is the hardest. We had to wait until another section opened up and actually put the deposit on it by long distance with our sale rep as we wanted a longer lot to make some extension.

Linda, thank you for the feedback. The problem is that our sales rep told us just this week that the '1 year to build' has just moved to ' 6months to build'! We were all set to place our home in Ohio n the Market in April & buy TV in April 2013 and build in March 2014 and move in May 2014. Timing was perfect . and gave us a year to sell our home which would appear fine....Now we are a bit nervous.

There are some exceptional resales here in TV that may be of interest to you too. The new homes have a hell of a bond right now and TV just want to finish the building ASAP.

Our opinion - look at some resales too....... Could save you a lot of money and work to your timescales, not the developers!

Just out of curiosity, if they are looking for something in a year from March, how does a resale work on their timescale better than new? Who is going to sell their house with closing a year later?

Also, when resales are on the market, the amount of bond remaining or if it is paid, is factored into the price of the home anyway. The bond is not a factor if you look closely. We looked at new and used before we bought and found that in many cases, if the used home had upgrades to interior or the landscaping, the used homes were not a savings for us. So many upgrade options out there that we did not care for. If you want the Lot, appliances, flooring East facing lanai, style of landscaping just right for you, then build new and get what you want.

MANY have sold their homes and rented here. Moving is much cheaper inside the Villages than up north and three and six months rentals are available much cheaper than short term or high rent during " the season" . We rented a beautiful Premier home in gorgeous Harmeswood for a reasonable price. I mean reasonable.

And if you want to have your possessions moved here and rent , storage space is VERY affordable.

Explore those options just so that you see you don't have to RUSH!

It is ALL good.

Hi Alll ..First I want to say THANK YOU for all your replies... it is so helpfult o get feedback from those who are there or about to be there. Please keep sending it to us. We are pretty particular about the site we want so likely to buy in April, and return in Sept to select the details. So next Christmas may be a TVs! WOO HOO. We may have 6 months to wait to move - or maybe even longer - but I feel comfortable that it will come together. We are SO excited!!!

Not sure what type of lot you want but if it is a view lot (on golf course, pond, open conservation land) you only have until the next design appointment opening to start your build.

Default Move Quickly

Told our daughter-in-laws' parents who were hoping to move in '14, move quickly when new Villages open up south of 466A. That is, if they want the best lot. Originally I thought the developer will never be able to finish up by 2016 but now I am not too sure. With the real estate picking up and still at a very low mortgage rate, the area could move fast. The fact the developer shortened their buildup time from one year to six month, maybe telling us something. Also, now they are building more spec homes then before. If you want a good lot to build on, move quickly.

The type of lot you want may be what will drive your timeline. If it is a cul de sac lot those open up each time they open a new neighborhood. If it is golf course, they only open when they build a new course etc. My advice is if the type of lot you are looking for is uncommon and you can afford it, buy your lot and build at the end of the timeline. If you can be a bit flexible on the lot you may choose to wait. One other thing to factor in your decisions is housing prices are rising rapidly here. Our agent told us last there have been 3 price increases on new homes in less than 15 mo here. Resales are selling very well too. In the end, everything depends on your comfort level about the possibility of owning two homes at the same time

We rented beginning in '07, '08, '09, '10, and bought in '11. We purchased a villa as we still retain another home in the Northeast for the time being; but we certainly took our time and scoped out where we thought we wanted to be. We figured that when we made THE BIG MOVE to TV full time, the pressure would be off and we could shop leisurely for a larger home of our choosing. Patience.
