New Verandas and Courtyard Villas will be released tomorrow 09/10 in Well Point along "Sophie Street", "Taupier Terrace", "Risch Road," and "Rosen Court. Have The App on at 8:00 EST.. The Villages sent out a teaser email today.

It looked like the gold rush out there Sunday. Many people getting a preview looking around homes and walking lots.

Nice homes, some overlooking golf and a few with pools.

When we built this home backing to a prairie, then adding the pool, I thought this was more money then we should have spent.
Looking at some of these houses with much less sf and no pool, we’re good.

Agreed. I also see more decontenting in certain home styles, the Courtyard Villas for example no longer have wiring for fans in secondary rooms or the utility sink. Those are just visible changes, makes me concerned for what is changed beneath the surface.

Too rich for my blood. I’m buying in Shady Brook.

As I scrolled through Well Point homes with views, it’s very apparent that our stretched premier 4/3 home with a view, and a small 12x18’ 28’ length pool is a bargain.

Most of the better lots seem to vanish, it really is a battle to get the very few pond view etc type lots. The Villages is stuck with a lot of inventory. There are completed homes in Dabney still and the Enclave has had its lots for sale for more than a year. Note, Richmond lots are entirely controlled by the developer with zero chances for choice. It seems like a lot more of the “common” lots have to turn before you get the chance at a really nice lot. Only the developer knows when he will let those reins loose again. It could be tomorrow, it may be a while. I would get with a Villager Salesperson who will tell you when lots come on line.

I thought Dabney had less than 10 spec homes. The 20 interior enclave lots are taking longer maybe because when developers tried a new concept of mixing regular designer within a premier neighborhood. Didn’t work as well.
Bonus is it’s probably the best neighborhood for quiet I have ever been to

I don't see any new homes available in Dabney, there's one in Lake Denham which has a $20k discount 5.7% (a Charlotte model). That is actually the only new home / active listing with a discount.

Correct, I mistakenly confused one of the “D”s lol. Lake Denham. You have conflated all the home types in Lake Denham. There are several. The deep discounts have really helped though.

Yes the Enclave was a mistake, but let’s be fair. It was put up for sale about the start of the housing recess here. Sales of new homes are off about 15% from 2023. Those lots went up for sale about that time and they certainly didn’t fly off the shelf.

We were very excited for a new premier neighborhood. As was a few other couples that we know. When it was announced that it would not be all Premier homes, plus the same interior, as in light fixtures, cabinets, floors, as any designer home with zero custom anything. We walked away just like a lot of people did. Too bad it is a very pretty site, and as I said very quiet. Eventually they will lower the price on those 20 interior lots, to someone who doesn’t remember what a Premium Build once was.

That certainly didn’t help matters for them. Eventually that corner of the Villages will sell and fade
