Default New to the Villages, St. Charles

Hello! We have purchased a pre-owned home in the Village of St. Charles and are looking forward to spending alot of time there. Can't wait to learn PickleBall, get out on the golf courses, get involved in fitness classes, etc. So many activities to choose from!!

We stopped in for four days last month and will be back in a few weeks to stay for most of the fall. We really want to pull up the carpet in the home and replace with either laminate or tile floors. Anyone out there know of a good tile or flooring person they can recommend? Also, we want to do some more landscaping...any recommendations for good people to suggest plans and implement them?

Thanks in advance for any and all suggestions. Again, we're excited about our new home and hope to jump into the community very soon! Cynthia

Welcome to St Charles neighbor ! You have begun a journey that will surpass your expectations. Our "punch list" still contains the replace flooring entry as we just moved in mid-May. Can't help you there. However, we just finished our landscaping project ( a few tweaks yet to do) and that was a chore picking a contractor, going over plans and all that is associated. I will assure you of one thing you can't rush that process, just search TOTV here on landscaping and do your home work until you are satisfied. The largest advertiser or best sales technique may not be where you want to settle. There are a lot of folks out there, in a wide price range, and capabilities. We settled on Villages Palms and are very satisfied with their design and presentation. We have a huge corner lot (Baldwin Run) so they had a lot of real estate to work with. Our phase two is going to include a pergola, pavers, etc. Wanted to do it in a couple of chunks to avoid mis-cues which we had in some of the other decisions we rushed in to. Baldwin Run is a crazy street to describe, there are two cul de sacs and two corners. Our corner is the closest to the golf course (across street). Drive by and stop in.

Surprised you found a pre-owned in St Charles, we are a very new village.

Welcome to TV and TOTV! You'll be among the first in the beautiful new Village of St Charles. How exciting! How did you find a preowned there?

In addition to all the wonderful activities, I think the nicest people on the planet live in TV. You are going to love it!

I'm sure some peeps with experience will weigh in on recommendations for landscaping and flooring contractors. In addition, you can do a search using these keywords.

Thanks both of you for your input and warm welcome! On the map it looks as if we're in Village of St. Charles...we're on Westchester...but we do get our mail at the Poinciana Mail kiosk, so I'm not sure! The house is five years old. It's in great shape, but we want to make it our own by doing the floors and by adding some landscaping. It'll definitely keep us busy this fall, along with lots of guests coming in to see our new community!!

If your house is 5 years old it's not in St Charles. Building in St Charles started in late 2008

As I look at the map, it looks like your street goes close to Liberty Park which would make it 5 years old.

I don't have any specifics to recommend on your landscaping issue, only that I'd make sure they propose Central Florida friendly plantings! That is, the plants should be able to tolerate periods of drought, as well as the occasional frost/freeze during the winter.

If you put them in to begin with, you shouldn't have to replace them later!

Try Jeremy at Advanced Curbing, really helpful and responsive to our needs. 352-237-0231. He did our place at 22251 Foggy Brook Loop in St Charles, pass by and have a look. Unfortunately we are in UK at present so won't be there ourselves.

We go in the St. Charles gate on Bailey, which is why I thought that was our village. Whichever one it is, I think we're gonna love it. Thanks for all the input. I know it'll take us a while to learn the ropes!

First, welcome! Second, Westchester is in Poinciana. You're surrounded by St. Charles, Sunset Pointe and Liberty Park. Great location, close to my favorite country club and rec center -- Cane Garden and Lake Miona.

For flooring, I highly recommend E&G Tile (407/375-6627). they do all types of flooring -- carpet, wood, tile, marble. E&G is one of the subs for FloorMaster, which has good quality flooring at some of the best prices around. Eddie (the E in E&G) also does his own contracting. They come when scheduled, finish when promised, truly know their stuff.

Our close friends live in the village of Poinciana on Westchester Way. Great location and very near the new Seabreeze Regional Rec center.

Wise choice.

My wife and I are also looking and although I do not yet have a recommendation, here is my experience so far. We bought a CYV in Pennecamp while visiting during the first week of August. Also bought our HO insurance and a golf cart. Then we went to Great Lakes Carpet and Tile for flooring. We met with a very nice women and spent time picking out wood flooring, tile flooring and tile back-splash. Gave her the floor plan and went over some preliminary numbers then she told us she would get back to us because she may be able to do better since we are doing the whole house. We gave her our phone number and email address. This was a Thursday. By Tuesday we had not heard from her so I sent an email thanking her for her time and telling her we were anxious to hear from her. So here we are 2 weeks later and no response. We are very surprised since this is over a $10,000 dollar purchase.

Next trip is mid September and we will check out othe companies.
