Question Renting my village house

My wife and I will be closing on a Villages house next week. Unfortunately, we are still working in the Chicago area and will not move down to the Villages until October. I never thought that I would own two houses! I have already rented the house for three months in 2010. I get at least 2 calls a day from people wanting to rent my house in the Villages. I can't believe it! I need to get a rental contract that is valid in the State of Florida. I am requesting an $800 non-refundable security deposit to hold the rental.

I would be interested to hear any "landlord" suggestions from other Villagers who rented their houses.

I had rented mine for some time through TV Property Managementand they required payment in full up front. You need to protect yourself in case of a no show. $800 sounds low.

I have a rental home and have rented my personal home a couple times. I have all the contracts, places to advertise, things to consider, etc. PM with an e-mail and I will be glad to share them with you.

Where do you advertise your house for rent that you get that many calls?

A couple of places to call if you want someone to manage all the details or renting your property and that is JD Management at 1-800-765-9611 or local 352-638-3870 or their web site http://thevillagesforrentbyowner.com/ You can also call The Villages Property Management at 1-800-346-4556 or local 352-753-6216.

TJ, sent you the information. A Florida lease, a short form lease, golf cart lease and Villages ID form. Let me know if you need anything else.

Hi,
I am in need of a Florida Rental Agreement and any other documents that go along with it; i.e. Golf cart liability release form, etc. If you have any of these, could you email them to me. Thanks, Bob

Would you be so kind as to email these forms to me as well? ahavard33@hotmail.com. Also, does hazard insurance need to be changed when you have renters in your house? Feel free to pm me. Thanks.
