Default Village of St. Charles

We are thinking of building in The Villages and were told by our realtor that the newest area is the village of St. Charles. We are still up north and don't have our Villages map. Is the village of St. Charles south of Bailey Trail, north of St. Charles Place and bounded on the ease by Buena Vista ? If not, can someone please tell me where the village of St. Charles is ?

St Charles is south of Bailey Trail but also south of St Charles Place. It is near the villages of Poinciana and Liberty Park. Buena Vista is to the east.

There is a lot of building going on there and in the village of Pennecamp which is further west. Both have a lot of building going on and if you want a new villa that would be where you have to go. There are also new homes in Hemingway and Amelia as well as Duval and Bonita. I am not sure of the availability of building lots outside of Pennecamp and St Charles.

St. Charles is currently the southwestern-most Village. Before too long, they'll be building in The Village of St. James (they may even be doing so already), which is even further south and a little more west.

I believe you have the location corrrect as others have confirmed, we have friends there and they love it, but then who doesn't love their location here in paradise....happy haunting (I mean hunting)....GN

Hi Tumbush,

I'm brand new to this forum so we'll see if I'm doing this right. My husband and I have a house in the Village of St. Charles and just love it! We think this is a great area. We are only 0.3miles away from the St. Charles pool and 0.3miles from the new regional rec center they are building called Seabreeze that will be done the first quarter of 2010. And we are only about 40 yards from the new golf course, Yankee Clipper.

I don't think you could go wrong anywhere in the villages but I especially love the Village of St. Charles (guess because that's what we are used to). It seems a little far south now (3 miles from Sumter Landing) but I hear that in 4 or 5 years they will be building another town square (Brownwood?) south of us, so it will make us feel much more in the middle of things.

I bought a lot and picked out my house (sunkissed) in the Village of St. Charles in August of this year. I have a year to build. You stage payments first you buy the lot then after about six months you have to come up with 20 % down. In the meantime I have time to sell my winter condo in Stuart Fl. I agree the location is just perfect near the regional center, Crane Garden, right across the st. from Yankee Clipper. Sounds like we are neighbours Happy Villager. The lot is on Baldwin Run (second Baldwin Run off Bassinger) down near the culdesac turn. Drove up from south Fl. to go to a singles dance in TV about a month ago and my lot seems to be the only one on the block with no house going up on it. Now this is really driving me nuts now. If after a year something happens that you cannot build you start all over again with a new lot and location. So it sounds like a win win situation to me. Snowbird season is comming and i have a women that came back twice to look at my condo. Wish me luck i plan to start building as soon as i sell my condo or possibily my house in Middletown, NY.

We are closing mid Nov. on our house in St. Charles. It is on Baldwin Run on the 3rd hole of the Yankee Clipper golf course. We cannot move down until mid Dec.but are encouraged by all the positive remarks that we are hearing about the area. It should be fun meeting everyone as we all have one thing in common--we are new to TV and need to find a good deal on a golf cart. I'm told that the building in this area is really taking off. See you in a few weeks.

Default St Charles activity increasing

Looks as if activity on the forum is increasing from St Charles bound folks. We too bought a lot in August and plan to build next year as well - on Baldwin Run. We are on the corner across the street from the Yankee Clipper (Lot 80 - check your plat map if you are headed that direction). Plan to go down in February and put the final touches on arrangements and our Ohio house goes on the market about then as well. We went down for our second preview visit in August intending to find a resale for winter use and ended up going for all of the gusto. We've been on the forum a little longer than all of this but have been a daily visitor since our last visit - you can only get so much from the daily online Daily Sun - and this forum has been a source of more good info that we can assimilate. Truly enjoy our daily visits here on the forum and to say that we can hardly wait is a gross understatement and once our Ohio home sells we'll be full-timers and can't wait. Mean while we'll be right here soaking up all of the good info and camaraderie.......

We have a deposit on a lot in St. Charles on Dove Hollow Run. We hope to go to contract in early December. We live in Monroe, NY presently and will be snowbirds for awhile.
We looked at countless new and resales and were getting really discouraged. I just had problems with the tiny lots and lack of privacy. Finally looked at the lot on Dove Hollow and I think it will work for us.
We're really excited about being in TV for most of the winter. Even though we haven't had a lot of snow in recent years, it's more than I want to deal with.

Monroe , NY we are neighbours north and TV. I'am from the City of Middletown, NY and taking the same route your are with lot purchase and adding money as i get closer to getting my financing in order. Still trying to sell my winter condo. in Stuat Fl., no luck so far just droped the price again. In the gand sceme of things i will loose money at the Fl. end but gain it at the other (TV) . Time is passing so fast its time to get on with the last leg of the journey.
While down in TV in Aug. 09 getting everything in order (lot puchase,house Sunkissed) i asked a couple who had just moved in if they new the name of the golf cource (Yankee Clipper) . Turnes out they were from Tuxedo, NY and she ,Jean, taught my son at Chorley elementary school which is right down from my house in Middletown, NY. Small would. Still going to keep my house in Middletown for now and snow bird it.
Well looking forward to meeting everyone in the hood when i finally get there . I can sence it I'am getting closer to wraping everything up. I have untill Aug . 2010 but i dont want to wait that long. Condo hunting has begone in south Fl. and i plan to sell by the end of winter. Or now if get a buyer.

I've heard that there are alot of folks from Orange County in TV. I guess I'll find some of them when we get down there. It's an exciting time in our lives.
I was just in Middletown yesterday. I stopped by the best music store I've ever seen, Alto, on Carpenter Ave then went for pizza in the little shopping center behind Orange Plaza, Dunning Farms I think it's called. Good pizza, nice place.
