there are so many homes for re-sale south of 44....you should wonder why. Just look at the Daily Sun Classified any day of the week and count how many houses are for sale already. And that's just the villages realty. Not counting other realty companies. Do your homework....Coleman prison, high bonds, high taxes, few golf courses, long trip to big box stores. Not an ideal area.

Just remember, if you want to the fence to contain a pet, it is risky to leave a small pet unmonitored here. Hawks, eagles, owl, bobcats, coyotes and alligators are all undeterred by a fence.

What you don’t realize is many homes are bought as an investment, soon as that one year hits, quick profit, plus rental income. Our taxes are within a few dollars from our house between the 6’s. New courses opening in few weeks, with greens that one can actually putt.

Biggest reason we moved from the 6’s, To Get Away from Traffic and Big Box Stores after all how many times in a year do you need to shop, unless just need human contact, because Amazon, Kroger trucks are your friend

Why do some of those “north of 44” TOTV folks expend so much energy convincing others to stay clear of south of 44, and post how awful it is here down here? Yet, the growth is “off the hook”, and the vibe and energy is very positive, as you meet and socialize with the new residents in this area.

We moved a few months ago from north of 44 to one of the new areas far south of 44. There is a very different vibe here. It's fun. It's alive. Love it here.

The number of homes for sale down here is on a par with what you’ve seen with every other new area being developed.

The prison: The only time you’d even know it was there would be if you drove along the old abandoned section on CR 470. I like having all those public safety people living and working in my area.

Big box stores: US 27 in Leesburg is 15 minutes away.

Golf courses: Executive already on a par with other areas (we have 5) and more coming. Championship: only 1 but 1 more opening soon and another on the way.

And just wait until Eastport and Middleton are finished!

Feel free to stay north of 44. We’re doing just fine down here without you.

Well that's easy: So many investors reached their one-year (to sell without penalty) and either want out because they are new to investment properties and it's more work and trouble than they bargained for, or to cash out before a potential market crash.

Occam's razor, right? Simplest explanation usually the correct one.

I'm a guy that spent 7 years working inside the hub of the largest jail system in the free world - bigger than most prisons (twice the population of Attica, Angola, Folsom, and Quentin combined!) - and I'm not worried about FCI Coleman.

For the same reason those "south of 44" expend so much energy convincing others to stay clear of the north, and how awful is is up there... The traffic, the "old houses that need updating (many have already been updated), the "I use Amazon for everything, so I never need to go shopping BS..."

The energy in my village also "very positive", as there are always new residents moving in older residents moving out...

Our village has a monthly event at the Rohan Rec Center, monthly ladies luncheons, multiple golf groups (I'm in two of them, even though I'm still a snowflake), and my neighbors are always happy when we come back. They want to know when I'm gonna' be a "Frog"...

Just enjoy where you choose to live and let others do the same.


P.S. The only negative thing I've said about the villages south of 44 was the power lines. When we were looking to buy, almost every area was new was up against them, or had a bird's eye view of them. That was a non-starter for SWMBO...

But I do like Marsh Bend and we were seriously looking at Richmond when it first opened...

What the new areas will offer? Who knows, but I hope whomever buys there is happy!

You, like me, are close enough to 44 to be close to both “north’ and “south” parts of The Villages. I enjoy all parts of The Villages, but have way more friends/clubs/activities south of 44, as those villagers are closer to my age demographic (many pre-Medicare age). However, it will be interesting to watch the North turn over in about 10-15 years, and watch those older villages become part of “gentrification” as more younger retirees become the dominant demographic there. For me, it’s the people, not so much the house or specific village, that makes The Villages such a great place to retire to.
