By now, OP is probably confused. Some posters are simply stating what they have seen in that area. Others have no problem with the issues and are enjoying their homes and the area immensely. A few need everyone to believe their area is perfect. If you see issues, YOU are the problem.

OP, do your own research. Drive through the areas you prefer and carefully watch homes that interest you on VLS and MLS. Contact a Villages Sales Rep and an outside agent for additional information. Only you can determine what home is best for you.

Regarding your question. Yes, cottage homes with fences are planned for Wellpoint. Many have been built in other Villages.

Some parts of the north are 30-40 years old. How many of those original owners do you think are still there...

I'm 66. Bought 3 1/2 years ago. I have already seen younger people.than I moving in (and our village was completely built out in 2017)...

So you and I were close to the same age when we moved in. I have friends younger than me, older than me, and friends significantly older than me. Some have left to go back to be near their families as the age up, some have passed away.

For those interested in Wellpoint, as they are getting the first two sections framed and under roof, looks like they were preparing to start two more sections just south of Monarch Grove today.

No evidence of fenced in yards so far.
