Thanks alemorkam. Checked this out, real nice house, but not into the oak cabinets and no pool. By the time I changed all of this, price would probably be more than to build and have exactly what I want.

I agree that there are limited options near The Villages that allow families, which is most likely why the builder at The Villages Of Parkwood is able to continue to verbally tell people one thing but charge them another, people think he won't do it to them. I have not spoken with ANYONE that has had a good experience with this builder, please beware and more importantly hire someone to legally review anything before you give him ANY money.

Buying a resale in this neighborhood is the way to go, because you are not dealing with the builder. Although the prices might seem the same, remember that there are SO MANY REPORTS of contract prices going up after the deposit was given, and the closing cost are VERY, VERY high as many fees are built into them to build. Not getting the ideal kitchen cabinets is a small price to pay versus the headache that could be involved with a build. You'll still need to deal with the POA laws, but that is not as much of an issue.

Bison Valley is the ideal neighborhood, but the resales in there go fast. It isn't a gated community, but the gates in Parkwood don't keep anyone from getting in.

We stopped into Parkwood Village to view the model homes with out of town friends. The salesman was so rude he insisted he would only show us one model rather than the three or four they offered unless we wanted to make some commitment to buy before seeing these units. I would check out their financial strength and the BBB reports on them before pursuing.
