How many homes are sold in TV, (closed on) in a month?
We are arriving on Monday April 14 to do "the thing" with Village management.( i.e. The tour, the presentation, the handcuffs) I hope it won't be a la Faust.
One piece of information I can't seem to find, or found somewhere and lost, is recent real estate activity in TV. (What, where, when and how much) Can anyone provide that link or make general comments? I would love to know how long houses have been on the market, so we would know how desperate and dateless the seller might be. Anyone recently bought who could tell us just what kind of a lower offer might be accepted? Also. Thank you RedWitch for the kind invite to Crisper's on the 17th. I plan to be there with my husband and daughter. We are all so excited. I hope this is coherent, I haven't had my coffee yet this morning. Thanking you all in advance for your help, I remain... I've read elsewhere on this site that they average about 3000 per year in new sales. That seems right if you figure that they want to be built out by 2011 or 2012. I would assume that the slowdown has hurt new sales but obviously they have been lowering prices to keep the sales pace up.
Anybody else with hard numbers or a link? |

You can check out all of the new and used homes for sale by the Villages at http://www.thevillages.com/homes/homes.htm. A little less than 2 months ago the new homes were all listed with discounts of varying amounts. There were about 148 homes then if memory serves me. Now there are 118 and it does not look like they have added any homes to the list. This has probably been an abnormally slow period for them.
I watch the recently added homes on the preowned page and I would guess they add between 25 and 30 a week. The total number for sale has not varied too much over the past 3 or 4 months. When I was house hunting years ago in another city I watched the MLS numbers. Occasionally you can learn how long a specific house has been on the market and since the numbers are assigned sequentially you can start to get a feel for how long any house has been on the market. The lower the number, the longer on the market. Since the villages uses there own VLS number instead of the MLS number used by the rest of the realtors it will be a little more difficult. The number can be misleading if the house was on the market for a while, taken off the market and then re-listed. |

Rocky - I don't think they put up all new homes on the site. I think they intend that the homes are representative only. Otherwise it would look to me like they haven't sold a home in 4 months and we know that is not true. Someone on the board (couldn't find it in search) says that they know a TV rep and she had said that they sold almost 300 in that month which was down from the usual but not too bad. I'll keep searching but my guess is that it has slowed down but not to a crawl like much of the country.

If you want to see what homes are on the MLS and how long they have been on the market this site will help. Also these homes will only be shown to you by Realtor's that don't work for the villages.

in the busy times of 2005-2006, a TV rep told me 350 or so per month (new).
as the above folks said, it's slowed a lot, but not a crawl. I think given the size of TV, the number of total listings is not a huge oversupply, but a bit, so it should be a good time to buy if you're in the market |

My rep told me awhile back (after the slowdown began) they were selling 100 homes per week (close to the 350/month number) and now they were down to 30 per week. Don't have any real data to back that up, but it sounds pretty credible.

We normally count the newcomers to TV in the guide that comes out monthly. It seems to average about 300 per month for new/existing sales over the last 6-8 months. I think the summer months will be a very good time for TV sales. Interest rates are lower so more homes nationwide should move. The snow and ice will be melting and people will be looking at homes once again. More people are aware of TV than ever before. I think it is the best retirement community in the US. It's a big country to draw from. Factor in retirees from other countries and the numbers should increase.

OH! :dontknow:I want such a guide. I am trying to locate a high school chum that I am told lives in TV, but is not listed in phone directory.

Every week in our local rag it lists recent real estate sales, the area, the address,the name of the buyer, the seller and the sales amount. I assumed that was done everywhere.
I can't help but wonder why it isn't done in the villages. The village, the seller, the buyer, the selling price. Anyone have a view on this?

This is the link to the Sumter County Appraisal office which shows the number of homes sold in each month in Sumter County. http://qpublic.net/sumter/
From browsing thru the listings for january, it appears that they sold about 140 homes (approximately) in The villages in January. It looks like February was around 185 or so. These sales listings include used homes (re-sales). Hope this helps! |

I'm not sure how many homes you would add in for resales if you factor in Marion And Lake counties. (I think some of TV is in Lake but am not sure.)

I don't know what the percentage for those counties would be either. I'm thinking the new homes are only going to be in Sumter County. If that is the case, it seems like the numbers of new home sales has dropped from previous levels. I went thru the numbers for January, and it appears that of the 140 or so homes that sold in The villages, about 60 of them were re-sales. Of course, number probably picked up in February and march.
