We will be relocating from The Villages to Cleveland Ohio this spring,
we want to purchase a home there. The dilemma is that all our equity is in our home in the villages, so we need to sell this home then find a place in the Cleveland area. I think our only option is to have our furniture moved and stored in the Cleveland area until we find a home. Rent a short term furnished home or apartment, and then find a home. I don’t have the money to buy a home in Cleveland before we sell here. I can pay cash after this home sells. Are there options that I am not aware of? Thank you in advance. |

You might've able to get a bridge loan from a bank if you have good credit.

From your signature line, it looks like you are military or retired military. Have you contacted VA and explained your situation? I think VA extends loans without a down payment.

I agree, I would look for a bridge loan. Good luck.
Oh, and another piece of advice, do not list your village home with Villages Sales, it will take forever (my personal recent experience.) After a year, I listed with MLS Realty Execs and sold it in a month.

If your home is clean and well presented, and priced competitively, you should have no problem selling it yourself.
If I were you I would find a temporary rental in Cleveland/store your furniture and then look for a home. Good luck.

thought I "JUST" read a thread where you were questioning about affordability in moving from T.V. down near Siesta Key. Am I wrong or was I just thinking that???

If you use a POD they store your POD until you are ready. They stored ours for several weeks. They don't empty it they just put the POD in a warehouse until you are ready for it. You can also put a contract on a new home that is a contingency on yours closing. Do a pre-approval ahead of time also. You can get a pre-approval letter from Quicken Loans and apply over the phone documents can be uploaded on line and the pre-approval letter is good for several months.

I think a furnished house sells faster so it may be prudent not to rush shipping furniture north quickly especially if it is just going into storage. Stage the home leaving it looking spacious and uncluttered and out extras that won't be damaged in the garage or attic. Experienced realtors may help you better with this and give ideas.

In a nutshell.
We looked at many ares outside of TV. My wife misses the layout of the home we had in Ohio. The homes here in Florida have an open concept and it doesn't feel as homey as the the homes up North. We also miss the seasons and familiarity. The homes near the beaches are not laid out to our liking and the insurance is expensive, then there are the hurricanes. We have to drive very far to do the things we like, shopping, Trader Joe's, etc. So we have decided to move back to the area we have been familiar with for our entire lives, plus we don't golf. TV is beautiful and is great for 98% of people, but we are in the 2%. I will miss the friendly people and the beautiful weather in the wintertime. |
