Hi Maistocars - This new construction home is actually located in Marion Oaks. hence why it looks a bit different We have done many in The Villages as well. Hopefully to get more photos from these clients soon too

Hi Jdasta - Apologize for any inconvenience. Talk of The Villages has become a great platform for us to discuss our services and provide advice/suggestions at no cost to members. Talk of The Villages has offered this service to a wide range of contractors/specialties, and they only allow professionals to be part of this site as posting members. Although we advertise our services, we do not mean to flood your forums with our postings. Landscape lighting does in fact give a more subdued, ambiance look versus the soffit lights shown. However, we always suggest installing the soffit lighting shown on this install on a dimmer. We never suggest any lighting that could be harsh to the neighbors. We appreciate your feedback - Casandra

Hi PugMom. Our lights pictured on this install are color selectable white only. So they can be toggled from Warm White 2700k to daylight bright white 5000k. Pictured is somewhere between 4000-5000k daylight. The warmer temps are usually better suggested for homes of a warmer shade of paint, or for homeowners who do not prefer the harsh daylight temperature. To some, this looks brighter than the warm option

Hello Pairadocs and others that have questioned the Arc Approval need for specific lighting installs. Sorry I am just responding as we are back in the office today! To our professional knowledge, lighting of this caliber is not required for Arc Approval. However, as a homeowner in The Villages, depending on your county/village/villa section, we encourage you to direct concerns and questions directly to the Arc Approval board.
Here's a link to their site and phone numbers for applicable counties: Village Community Development Districts

As the homeowner, you are responsible to obtain these approvals if needed, and any trade, including landscapers, electricians, etc. are not required to obtain these approvals on your behalf or inquire. However, I speak for our department at Pike's Electric, that we always advise our customers of any installations that we feel would require approval along with permitting. We do not encourage any electrical installations that would be "frowed upon" by the community or cause a deal of frustration to your neighbors (Like obscene lighting fixtures or directly shining lights into your neighbors window) that type of thing.
I am happy to answer any direct questions if anyone has any!

According to Gracie at the Community Standards office, lights installed under the soffit on a Villages house would NOT require an ARC application or ARC approval.

Hi there GoRedSox, I have not had any of our customers report an influx of bugs attracted to these new soffit lights. I will say, commonly, if you live near a body of water/preserve in The Villages, I have had customers use warmer color temp. bulbs and fixtures (2700k) even some stores sell "Bug Bulbs" that are yellow/amber which the bugs to do not like, which can help.
But to answer, to our knowledge, we have not had a bug issue

Think I saw them on display homes in Middleton, so maybe on the new Street of Dreams homes.

Had them on a previous home up north. I like them much better than coach lights that get full of bugs and the finish fades out.

I ask to do this on my custom build 3yrs ago and they said no. But they started doing it a year or two later.
