Jim Francis is both vls and mls. He was great and so many Village workers at sales office said he was their favorite.

Jim WOELKERS is a veteran Real Estate agent that has sold 5 houses to me and my friends. He is especially knowledgeable of houses in all the new Villages south of Highway 44. He also knows many reliable contractors to update your house or add a pool.

WOW, you really think you know your stuff. If you think the listing agent is your best source for buyers to use, you are wrong. The list agent will also have to have the buyer sign a buyers representation agreement and the buyer will still have to pay him to represent them. Do you think he will work for free? Most sellers that are educated by the listing agent will negotiate to pay the buyer agent as a concession in the sale. Sale prices are not going to change and everyone will have representation. VLS will remain the same. Basically listing for 5 % and still splitting the commission between the developer and the buying and selling agent and working as transaction agents. Each party in that arrangement has limited representation, that is how they always have been. If there are typos I’m sorry I did this without my glasses. I hope the poster finds a great home and loves the Villages. I know I do !

As a seller, I would never allow a buyer's agent to collect any of the commission I pay. I would also not allow any agent to become a transaction broker until after the sales contract is signed. Under Florida law, they need the seller's permission to act as a transaction broker. If they change the law, I will sell my house as a FSBO.

You need to know it’s a strange set up in TV. You will need 2 reps. One will be employed by The Villages and will only be able to sell new Village properties and preowned Villages properties. An independent rep, such as ReMax, 20th Century..will sell only non Villages pre-owned properties.
For independent, I can recommend Anthony Filone with ReMax +1 (352) 630-9916.

Debbie Sander, 352-561-5050. She is in the Top 5 agents in The Villages and is warm and kind. She also makes things happen!!

We accidentally ran into Jim during an our lifestyle visit and he was head and shoulders better than the person assigned to us. We switched to Jim and he did a fantastic job for us, I'd highly recommend him.
