It is my belief that the builder who owns this key property would much rather see it as a business district in the near future. Therefore, there would be no need for entertainment in the square and the only eating places will be the builders own two places on the square. MONOPOLY I say. I would think Paul's brother could have helped out here.

I was told by a business owner who was considering moving on site that the lease he was offered not only included a base rental cost that was higher than being off site which he understood, but also had a requirement for payment of several percent of his sales to the ownership. That he found unacceptable as he felt he was being asked to continuously pay more as became successful.

Vinny is right. It is standard to do just that and it is done all over the country. I would think for a small business like a Pizza place is, it would be a disadvantage to rent in a situation that shares profits. There are many, many, places around this town that would be cheaper to rent that doesn't share profits and thus more profitable for a small guy. I bet that is the reason that they are moving now that their lease is up.
So that is the answer to why the "small guy" is moving. You get things figured out on this forum. I love it! I will try their pizza again. But I miss Donatos.

Chain operators (Burger King, Popeyes, etc.) not only purchase a franchise, but also have to pay a percentage of their gross (not net) to the corporation. The Villages operation seems no different. This is how it worked for my cousin who operated several Popeyes in Amarillo.

Heard a new Pizza place called, Flippers, from Orlando is going into Pauly's, if that's the reason, Pauly's, has to leave, I, for one, will boycott the place, I LOVE Pauly's Pizza.

I like Pauly's also but I'm sure it's just a matter of max amount the owner of the lease can get for the place. If Flippers is good then I'll frequent. If not then...
