Thumbs up Todd King, Village Builder?

Anyone have issues with this home builder in the villages? Asking for a friend who owns a "house of horrors" that he's responsible for. What a beginning for a new village homeowner to deal with! Just so many issues!

Yes, new build. Of course home warranty is involved and doing "I assume" they're best. There is not one room that hasn't been impacted. I'm not about to list all the items, but plumbing, electric, windows to name a few!

Wasn't looking for "Did you call home warranty", just interested in others that had issues with this particular builder.

Todd King was the person assigned to my house about 5 years ago. I didn't have any specific issues. In my experience, The Villages warranty system will bend over backwards to satisfy homeowners who present warranty defects to be corrected. In most cases, you can deal directly with the subcontractors. The builder assigned to the house usually only gets involved in a warranty problem when there is a disagreement between the homeowner and the subcontractor about how to correct a defect. The "builder" you are referring to is an employee of The Villages, who acts as a project manager or coordinator for the subcontractors. He is a salaried employee, and I don't think he actually has a significant impact on the overall quality of the final product. His job is mostly to get the house built on time.

WELL SAID. Excellent answer. Well explained.

When I read something like the OP posted I wonder if there is more to it. Many builders or project managers, (aptly called) have been with The Villages for many years and it is very hard for me to believe that a person is having a ton of trouble with a home from any of the builders assigned to be project managers. I immediately suspect it is a red herring and it may be a realtor who cannot sell new homes trying to get people to buy used homes so that they have a chance at a sale.

If it is in fact someone with a "friend" who has many problems with a new home, please tell us what they are. A sink stopper missing? Pole lamp without a light? Sod that hasn't taken root yet? Some streaks on the mirrors? Or something else? Both times we closed and had the builder walk though, we gave him our list of minor things such as I just named and he excused himself and stepped away for a moment and made some calls and literally within minutes the subs were there seeing that the minor repairs were made. Within MINUTES. In both new homes.

Please tell us exactly what your friend is complaining about.

Or better yet have your friend join the forum and speak for himself or herself so it's not second hand information.

Anytime we contacted warrenty dept, the subs were in touch within 48hrs to schedule to “fix”.

This is the typical post I would expect from you, reading your previous posts. The friend is a family member if you must know. As stated before, why would I list all the issues
here? Are you going to fix them?
I love how the theories are being guessed on who would post such a thing! I am a home owner here and been through the process.

Todd King built our courtyard villa in 2012 and so far, we have had no problems with it.
