Default Looking for a "Coming Soon" house to buy - 3/2 with at least 2 full car garage

We will have our 12th visit to TV in early May - we have decided to buy! Looking for a 3-bedroom 2-bath with at least a 2-car garage. We have seven listings earmarked to see (if they are still available). We are looking at what is available on the TV app, MLS, and FSBO sites, and understand more will be coming in May/June.

We do not have an agent yet (no need for an agent to contact us unless they have a coming soon property). Any advice is appreciated and hope this type of post is allowed. Cannot wait to join the community!

We did the same thing you are doing but worked remotely with Beth Pope of TV Realestate. We had 9 homes picked out and day by day each one was sold, by the time we got here, also in early May, we had to look at homes that did not meet our requirements. Beth took us to a few new homes and one was exactly what we wanted and was priced lower than the used homes that were not what we wanted. My advice is get a qualified agent to start working for you and when you get here she or he will be ready to show you the home you want. Definitely use an experienced agent as these homes are selling very fast, I would highly recommend Beth Pope. I will also mention that at the same time we were working with a popular MLS agent that did not have one home to show us even close to what we were looking for, nothing agains MLS agents but they can only show you MLS listings. Prices are going up by the week so don't waste time. I wish you luck in your search.

So you are not looking for new? Houses go so fast for the most part. We did see a house the other day that had been on the market for over 100 days but it was dated. You might want to contact both a realtor and a Villages rep as they both have resales listed.

We have a limited budget which seems to limit us on the new construction when combined with the $30k bond. Ideally we would like to be between 466 and 466A as it appears that is the "center" of TV. Open to suggestions and not sure what is the best move with so much new construction with the infrastructure (shops, etc.) yet to be built around the new houses. We are looking for a quick close if available. Appreciate your and other's perspectives!

Get a realtor it’s a hot market bought 5 new in villages that was easy but my 6th is preowned even with 2 Realter’s I lost everyone I liked for 5 days then got a tip pounced on it before it got posted without the realtor I never would have got it preowned market is hot and not cheap if you want something nice closing tomorrow and I’m glad it’s done

Rent a patio villa for May and June.

When we came here five years, we paid $1050 per month for May thru October.

When you are here, look for the resale open houses on Thevillages(dot)com. If you find one you like, buy it.

We purchased a "turn Key" home last October. a 3 bedroom patio villa which was two yrs old. It is in the Fenny area. Everything was included, furniture, dishes, pots, pans, linens etc. We basically arrived with our suit cases and golf clubs and were ready to go. Paid 202,000 for the house and 15,000 for the contents. We used an agent from TV named McKenzie Bowels, she was terrific.

Just had two friends use and love our realtor Rosalba Olayos (352) 348-4427. Extremely helpful, enthusiastic , makes herself available day or eve when needed, not pressuring and so much knowledge. Knows area, fees, financing etc. Go getter for helping buy or to sell.

Default "Coming Soon"

I am in the process of remodeling a 3/2 with 2 car garage. Just a little north of 466 off Buena Vista near the Polo Fields. I removed the bar part of the kitchen countertop and made it one level, replaced the laminate countertops with granite in the kitchen and bathrooms, installing all new light fixtures, and ceiling fans, new blinds, replaced all the landscaping, installed crown molding and new baseboards, all new faucets and painted the cabinets white. All new stainless steel appliances with a gas slide-in oven(flat top surface). This house is Coming Soon and will be ready in about 2 weeks. I would prefer to sell it myself but will work with a realtor.

I cherry picked and placed offers as I found homes that met the criteria I had set. 3/2 2 car, over 2K feet, under 300K.. then one popped up and we grabbed it. I used an agent through MLS. I could never get what I wanted in the VLS system - they seem to always want you to consider new builds as the profit on them is a LOT more.

In this market with pricing constantly rising is a realtor really necessary?

There are also plenty of new spec houses available, Contact an agent and they will show you both. PS older homes don't necessarily sell for less than the new ones.

If there was an actual, accurate, FSBO site, it would be great. But there isn't.

TOTV listings can be a year old. I got VERY frustrated trying to find FSBO listings. There are a zillion sites and none of them had more than a couple and they were old, already sold, listings. And emailing TOTV about it got no response at all. So, I gave up contacting home owners on here, only to find they had sold last year. It was a mess..
