I was wondering if those of you that cruise around south of 466A have an idea where the newest homes will be built.
Also when? My rep wasn't sure, I want to have as much to chose from in timing our trip if we don't see a deal on a resale were likely getting a Cottage.

I am there for a LSV beginning May 13th and have an appt the 14th with my sales agent. Will be happy to let you know what I see and what may be opening up. I intend to view as much as possible in 7 days! Pre constructed, lots, and possibly some pre-owned.

Most likely Section 209 or 205. But I can't tell you when - not sure anyone except the powers that be, I am sure they have a formula of some type predicated on the number of lots still for sale, number of homes under construction etc. Also don't know which areas will be designer or cottage neighborhoods. If you go here Sumter County - Geographic Information System you can see the sections that have the lots approved thus likely the next areas to be opened.

Our flawless and veteran rep, Jim McLaughlin, who has sold us two new homes says that "they" (the sales staff) know the day it happens, never before and the same day the new homes are advertised in the paper. No one has prior knowledge of what's happening next when it comes to discounts, new villages, names of places and what is on a lot of our minds, just what day and month will be the opening of the third downtown area, Brownwood.
He told us this, MANY times. Many. The sales people do NOT know any sooner than the general public knows.I consider him not only dependable but completely ethical. He never once misrepresented ANYTHING to us and he is a senior citizen, my favorite group of folks.

Ok let me ask this, in the past did they offer discounts or special deals when they first opened other villages or new sections?
What newspaper the Sun? Is that a particular day of the week?

There are building some model Premium homes on Pinellas Place, west of Buena Vista, in the Village of Pinellas. They also have approx. 36 Patio Villas near completeion in Unit 215 off of Anna Maria St.

Got a deal ours was one of the first to be built in our patio villas. Only one street done in April when I came back in July everything was done. Deals came back in December for the houses not sold.

I advise going to the town of Wildwood and going up and down the couple of streets there - decide if you want to be so close to Wildwood.
Look up the crime statistics on Wildwood and decide if you want to move so close to Wildwood. Brownwood is going to be within Wildwood town limits. Just my observation. I opine, you decide. |

I have visited Wildwood it is a depressed area but the crime rates are about the same in the surrounding towns,
but the real concern is the rate within the villages. Which is extremely low. Due to the gated system and photographing of cars entering this must act as a deterrent to those with crime on their mind. So unless others see a risk south of 466A and post herein, I see no greater risk.

I saw something a year ago or so that said they would start back off of Morse (which is Sanibel, etc) Then they were moving up to right off of Buena Vista behind the new golf course. From the looks of things, that is what they are doing. I want to know when they are building the new executive golf courses that they promised. All I see are Country Clubs. We are getting too many golfers that want executive spots and we get bumped a lot in Jan-Mar.

Google the crime rate for Wildwood and compare to Lady Lake and Fruitland Park. It is a lot higher. The "gated system" is not a gated community with security guards. It is a gate that you can open with an electronic card or by pushing a large red button the gate. All the roads in The Villages are public roads and open to everyone. I am hoping that The Villages stays such a low crime area and I am sure it will in the interior but at the edges near Wildwood, I have my serious doubts. There have already been lots of appliances taken from new construction homes that are not occupied. Some of those stolen appliances have been re-sold in the area with the serial numbers removed. One lady in The Villages bought one, it needed service, she called a repairman and he told her the serial number had been removed. She called the police and found out it was stolen. That was reported in the Daily Sun a few weeks ago. She told the police she had bought the dryer from an ad in Craigslist. |

Construction thefts are unfortunately something that happen everywhere, although we have had none in our new village, still abuilding, and village watch is up and down the streets at night a lot. There is a lot more crime in Wildwood in comparison with TV of course, and they have moved their boundaries recently close to the perimeters of TV. Hopefully the growth of The Villages will give jobs to the folks who live there and continue to improve the economy of Sumter county just as it has improved the town of Lady Lake. We will see. I am not worried about the situation as it is. There is nothing right now around those perimeters and no reason to think that criminals will move onto those pasture lands.

I agree new construction theft is not my problem, in fact I'm sure a simple alarm system (if needed) can keep the average crook at a bay.
How many here have installed alarms? How many have felt threatened? The gates are taking photo's I'm told. I will not be deterred by a perceived threat of theft. Next time I'm there I'll stop a police cruiser and ask them directly what the risks are (the horses mouth). I suggest if concerned try speaking to a policeman, they know. --- Now can we get back to our regularly scheduled show, rather question I opened this thread with please. .

In answer to a new question you just posted ; "How many have felt threatened.." Those who feel threatened will tell you why and those who feel safe will tell you why and the police officer will say that we have an exceedingly low crime rate. Some will say because we have an armed bunch of villagers. I say because we worked hard to get here and there are fewer bad guys and mostly people who have lived long enough and WORKED hard enough to make their own dreams come true without taking from someone else. Many have brought the ways of dealing with things from their old places which were not this safe. It is hard to let go of old behaviors.
