What used to be immediately identified as a Premier Home with pleasing architectural details has become blurred by what appears to be a Designer home with almost a flat roof! ……….

Can’t see att. But I assume what I view as the topic. I see some of the new homes ‘down south’ and do not see the size and elegance that many Premiers have ‘up north’. The styles - exterior - seem to be so bland with IMO boring elevations. And smaller lots/driveways.
To each their own. But seems as if the Developer has gone the route of easy build with blandness to simplify and speed construction. |

Bad Picture Taking Technique. Standing on the road about 8 ft down from the garage door elevation completely obscures the House appearance. To get the proper perspective you need to use Drone, or a step ladder, or take a longer distance picture with a telephoto lens. This proper perspective will show the roof details much better and reduce the driveway elevation changes appearance. Try it. My 2 cents.

I can't see the attachments either. But I did just close on a Premier home in Water's Edge. I can confirm that you don't get anything particularly special architecturally compared with a designer home.
The outside looks just like a designer. The inside has 10' ceilings throughout, and 8' doors, but otherwise the finishes are the same as a designer. Same flooring, same appliances, same cabinets, same countertops. The home is bigger than most designers. Mine is 2700SF 4/3. The lots are bigger. It doesn't seem it, because the house is bigger and there typically a pool and bird cage taking up space but they are. My lot is 0.27 acres. Most, if not all, premier homes are on view lots. I big part of the price comes from that. My house has a big bird cage and pool and much of the price premium comes from that. My house cost $852K. When you dial in the value of the pool, and view, the larger lot, the bigger house (assuming one values those things which I do) it feels like a good deal and I am happy. But as far offering special architectural details......not so much. Looks like every house on the street. |

They are now referred to as Premier Designer homes, those having the 10 foot side walls to make them more elegant, before they added the word Premier they were known as 10's like Woodside 10 or Ivy 10 and so on. A true premier home similar to those built north of 44 would be much more expensive than this one.
