Can anyone identify what is percolating over the curb in the runoff between yards??? The Warranty Office is working on a solution, but I am concerned about what is running down the curb.

Do you want facts or guesses? The Warranty should be able to identify what is going on.

Your picture won't enlarge as most embedded pictures do. So who knows? It is wet and it is humid and stuff grows here quickly,.... little yucky moldy stuff...just like a a petri dish. Our fountain has yucky stringy stuff hanging out of it if it isn't cleaned often. Warmth, heat, high humidity...grows a lot of black stinky moldy stuff of many varieties. Give us a better picture and we will speculate and debate. Yessir.

This will surely turn off a prospective home buyer wanting to purchase a home in The Villages. Looks terrible.

Things I would check, look at the water box in the photo for a leak. Check both water meters to see if there is flow with all of the water in the house shut off. Also take a look at the irrigation system for leaks. In our lot, all of the utilities run between the houses in this corridor, so it maybe possible the is a leak some distance away that is flowing the underground wires and pipes. In any case, you are probably going to need some professionals on site to figure out what is going on.
Good luck and let us know how you make out.

Really useless to speculate, but it can be fun. Looks like oxidized iron sulfate.

Actually, I had some stuff that looked just like that in my waterfall. One day recently in an effort to eradicate an accumulation of algae, I mixed up a little liquid ferrous sulfate to add to the water. Unfortunately, I did not keep the pH low enough and even though it did wipe out the algae, it also created an iron sulfate paste that coated everything. My wife was furious. A little oxalic acid erased my stupidity, but I am still sleeping in the garage.

Most of the houses in the area we are in looks just like the picture without the rust color leakage. We have the same river damage between the houses and in the back of the houses due to having no sand in our the soil (removed by the builders to eliminate a 35 foot tall hill)....only hard clay. We all have had little help from Warranty in addressing this issue. They would like us to go away. I have no idea if the rust color runoff depicted in the picture could be from clay soil.
