Start a poll to see how many found their house by driving by.Up north we had a village law no signs.Keep are village looking nicer the surrounding ones.

I recently sold a home in TV. For Sale By Owner. Put a sign in the yard. Home was sold within days. I didnt even get the ad in The Daily Sun yet, nor had I placed the ad on the internet. Word of Mouth is the key. People see the sign. They want their friends to be in their neighborhood-- everyone thinks Their village is the Best. They call their friends and the house is SOLD. My next door neighbor had his home on the market at the same time, took 6 months thru TV Realty--lots of aggravation for them(thats a different story)

Village Community Development Districts
Check your deed restrictions and local recorder for amendments (paragraph 8) filed by the developer. I do not think you get a vote. He files the amendment with the recorder. Thats it for some subdivisions from what I can see so far. Please correct me if I am mistaken.

I understand the idea of the distaste for lots of "for sale" signs in a neighborhood, as it casts a "shadow" on a neighborhood, sometimes.

But I am helping some friends of mine look for the house of their dreams, and as we ride through a neighborhood they like looking to see a good pre-owned home, we've also taken information on other homes in the same neighborhood listed with different realtors or private sellers that we didn't really know about.

They will be back here in July to continue their search, and this new rule will make things a little harder and less fun.

There were people who had signs on the front lawn all year long. They were rental homes who didn't want to spend a few bucks on adds. It pi--ed off all of us in the neighbor hood. That is why rules are made, because a few take advantage.

Up north we built homes in new areas that were "supposed" to be restricted (ie no outbuildings, no fences, no RV's parked in drives) but once the area was a certain age...the builder took NO responsibilities at all. Folks would abuse the restrictions knowing this so it was just like any other neighborhood.

This is the first time we've lived in an area who does have restrictions for which I'm glad. One person would put a certain sign out and another a different sign. Then it would be something else. I for one am glad there's a restriction and "they're" making it more uniform!!! There's NO conspiracy! Noone is out to "get" anyone! Just trying to make our community lovely for everyone!

As for how did we find homes? Years ago, by looking in the newspaper listings, now---on-line! One can even view homes (virtually) which is nice too.

Signs,I have no problem with people putting them up to sell their homes. Same as garage sale signs,no problem.

Toward the end of the restrictions, you will see that the system is complaint driven, the owners (us) have the obligation to see the covenants enforced up to and including litigation, and the developer has no such obligation.

Default Ban on lawn For Sale Signs

I live south of CR466 and we have never been able to use lawn For Sale signs but we have always been allowed to post a For Sale sign in a window in front of the house. No one seems to have a problem selling a house here and I know our village looks a lot better without the lawn signs.

The following statement is from the Orange Blossom Gardens Declarations of Restrictions filed in 1971 with the Lake County Circuit Court book 514 page 71.

2.7 A mail box showing the Owner's name and/or a name sign will be permitted in common specifications to be set forth by the Developer. No other signs or advertisements will be permitted without the express written consent of the Developer.

In other words, the restriction against any kind of signage in your yard has been around since day one.
