Default Building lot bush hogging issues

I have a couple of questions:

1. Yesterday, I noticed a tractor bush hogging the weeds in the empty lot that backs up to our lanai, problem was he had it so low that it was creating quite the sand/dust storm, and the wind was pushing it at our house and into our lanai. Does anyone know who/what department I could call to have them put up some stakes and black plastic as a barrier? I've seen a few yards driving around that have that, and I'm guessing it's just for the reason I've stated.

2. Edit: just received it, ouch....irrigation is higher than I expected.

1. Call home warranty. That's who I called and they took care of it right away.
2. I just got my bill yesterday for the period 7/3/13 - 8/12/13 with a due date of 9/4. I don't know if all bills go out at the same time. I live in Sumter County.

2. Just curious, we closed on July 12th and haven't received our first Amenity/Water/Sewer/Garbage bill, being the end of one month, I expected this week. Does it usually take a couple of months to get things rolling, or is there a specific monthly date that they are due on? I'm not complaining, but don't want to get hit for a double billing cycle.
As to 2., you could call them and ask. We closed in November of 2011 by mail. We didn't get down there until beginning of February, 2012. We had accumulated mail, and in it were three bills from the amenity people, totaling $545. Why they didn't cut off our water or report us to the credit report people, etc., I don't know. Nothing was ever explained to us about paying the amenity fee, but neither did we think to ask. You might want to call.

This is one of the big reasons I chose to purchase a resale home in an established neighborhood. I knew of the construction dirt and dust that will be ongoing for several months.

Perhaps potential homebuyers will take this into consideration when coming to look at homes. Also, in a resale home you have a lower or even no bond, you can negotiate price, and many resale homes will have upgrades in appliances or other things that would cost a lot of extra money in a new home.

Thanks for joining in with your opinion on the value of a pre-owned home, but your response doesn't add any value to answering my question. To respond to your post, I believe that most people who buy new, have carefully looked at all the the options, and made their decisions based on what is best for them at that time.

As a matter of fact, I find most potential buyers do not look at resales because Villages realtors steer them to the new homes. I would also add that most do not understand the importance of looking with both a Villages agent and a
MLS agent.

To respond to you, did you realize the amount of dust, dirt, and construction activity that would be your companions for quite some time?

Yes we did, but didn't expect someone to be mowing sand. This guy was dragging the bushhog through it, I thought he was trying to level the lot with it.

It sounds to me that perhaps you are an agent for the MSL the way you are plugging buying used homes. I understand the merits of pre-owned homes, but it doesn't always work out for folks. We looked at both new and pre-owned and for us this was a better option, and we were able to get exactly what we wanted in our home, without having to redo what we didn't like. Anyway, this thread was about specific questions I had, not a new vs. used home debate. Lacylady was kind enough to respond with good advice, so I'm done. Over and Out!

To all the new folks with the dirt flying....it will be danged dirty for a while but NOT a long while...a few months and then the dirty makers move on to build somewhere else. Our home will be two years old next month and the windy conditions here and the sand here and the builders starting with bare dirt is a big mess, but not for long. I almost laugh when I see people getting those little skirts put up along the property edge...dirt flies around in the air and most of it landed on our lanai which made me crazy for awhile. When they completed the homes immediately adjacent to us we cleaned the lanai and it stayed about as clean as a Cincinnati porch for a couple of months...

When we get a dry spell, in other seasons not summer, and a blowing wind the new build sites can look like a sand storm in the Sahara.

But many will tell you as I do that in a short time things die down and you only get the dirt that seems to hang in the air in this area and make this the dustiest place I have ever lived.

Thanks Gracie for providing a little humor to the subject. I guess that the "little skirts" aren't going to cut it, so I'll just have a "live with it for the moment". Hopefully, with the Villages building all spec homes now, the remaining lots in our area will be started soon.

That happened to a friend of mine awhile back and when she called--I think s was the Home Warranty Department--they explained that all contractors and sub-contractors are told and should know the rules. What you experienced, and my friend whose pool was fouled by a contractor sawing concrete next door without a water spray, is definitely against the rules. In my friend's case they had someone out to power wash her entire house and clean the pool and pool deck within a few days.

when we bought our home in may there was a lovely field across the street..when i came down with furniture in june my gray house was tan from the sand that was no longer a field but many houses in all stages of build..it took hours to clean the lanai had a guy come over to powerwash...he said wait until all the building was done or it would look the same in a day...this is our third new house and it is always a pain with the dirt but soon dirt turns to grass and then a new neighbor pops up...so be patient grasshopper
