Cost and timeline for an addition?

Lots of suggestions on here. I would consider what his needs are location wise. You will do a lot of driving to get to retail from the newest areas of T V for quite a ling time. A home north of 44 will reduce the distance to medical and retail. The newer area will be a drive to Clermont or Leesburg for significant medical needs. 466A is being developed now and that area of T V is about 13 years old. 44 has not caught up yet other than the Brownwood and its medical center, an ER and a McDonalds. Make a list of what you need and do your research on what is available. T V changes its selling talking points, the huge hospital down at Eastport is no more.

There are some larger premier lots for sale in Dabney and they seem not terribly expensive. I’d hook up with a realtor and let them know what you are looking for. You might find an existing home that meets your needs or possibly you can build!

I am in the process of doing an addition right now. When I signed the contract I was told it would only be 3 months before they begin construction because the long delays of Covid and supply chain issues were behind us. 7 months later they still have not put a shovel in the ground. And I went with the good guy everyone recommends who charges a premium because once they start a project they stay with it. Double whatever time estimate they give you. It will be at least 12 months to complete our expansion at a cost of roughly $500/sqf.

OTOW in Ocala has a model that has a separate room with bath. You access the main house and this room from the courtyard.

The Villages has a 3 bedroom 3 full bath home design which offers 2 en-suites and a large lanai usually enclosed
This model is called a Zinnia. It’s spacious and sounds like that model would suit your needs.

Doctors around the Villages generally won't take patients who are young. The Villages Health won't accept new patients who are under 62. There's a new Orlando Health ER about 6 miles down the Turnpike which is closer to me in one of the new villages than any of the ERs around The Villages.

So, imo, op would be better to get a house or lot in the south so that they can access health care near Clermont or Orlando. The retail is much better in that direction too. Disney is less than an hour away too.

May be better to build a small office off the master bedroom. As an agent I have seen this done. Buy a Zinnia which has a front bedroom with bath that is a decent size and add the office. I think harder to do south of 44 as for the most part the lots are smaller. Maybe able to find a bigger lot. Resales become available sometimes, one on a corner lot maybe your answer.

That house is a Bungalow Villa, and not in the same ballpark as an Ivy, or an Ivy-10. It's also a million $$!

Lots are pretty tight for such a good-sized addition. You might be able to find a 3 bedroom home with a floorpan you can adapt for a much lower cost and quicker timeline.
Talk to your agent and have him/her send a variety of floorplans before you commit to such a huge undertaking. Good luck.

You need to get down here more often, lots of stuff going on along 44. Leesburg is very near to the south of 44 villages with lots of great doctors and hospital, also much closer to Orlando down here..

There is a house for sale in Chitty Chatty that has a separate bedroom with courtyard addition. It looks really nice. You can contact the realtor and ask to see it and find out who did the work and what the process, timeline and costs were. Or just buy it and be done!

It is on VLS Villages sales site and is number VLS 242916. It is on Lazdowski Way.

I would contact the Villages Office they are helpful and knowledgeable. Far as time for permits, it is more than that you need a plan to be approved. . A drafted plan. If, you are buying a new home it will be cheaper and far less intrusion on neighbors to have it built at the same time as the home. Stuff like properly sized air conditioning, matching roof, design flow. I live next door to someone doing such a project. NO JOKE over FIVE MONTHS of intrusion. Trucks blocking us in, leaking oil etc. Truth the workers have been better than others might be-still a major intrusion. I expect if a mortgage, mortgage money is less and longer term than a construction loan.
The BOND. You want to check. I think it is based on the price paid. I don't think additions after the purchase cause a bond adjustment.
Footprint expansion will likely increase real estate TAX

We are in the midst of having an addition built behind our CYV. An 12x15 room which includes large walk in closet as a master bedroom addition. While the quality of the design, crew and work have been excellent, we've had long delays and the promised 3 month completion just ended. We rented a nearby house in TV for the construction period. Your plan is more complicated and will take longer. Obviously, the closer the existing plumbing is to the planned addition, the better. HVAC is another problem. Ours is now running at capacity to cool the new addition with a 2 degree difference in temp. Your plan is solid but as close as you can come to buying a house that meets most of your needs the better. Then you can just modify instead of undertaking a large construction project.
