Morse doesn't have development in other locations so there's no gain. Of course it wouldn't be "overt." As cynical as I am about many things, these people aren't stupid. Big business holds the cards in this country and monopoly status can be bought and laws circumvented. Florida (and other states) have a "good ol' boy environment. When it comes to more money you can bet they will be protective.

I heard the other day that Disney had purchased land on 44 and was building a development like Celebration. I just looked at them and smiled.

I would love to see a Costcos near TV, but I'm a little skeptical that some VP at Costcos will base a decision to open a new store based on emails. I would guess they have very sophisticated tools that analyze traffic patterns, zoning regs, labor market, competition, taxes, government incentives, demographics, life style data, foot traffic, other retail draws, etc. I really don't think that someone says we got 100 emails from "Jack" and "Bob", so I think we should open a store. If the analysis is good, they will build a store even if they don't get any emails. If they analysis is bad, they wont build a store even if they get a thousand emails.
