Just got off the phone with the sales group on another issue so I asked a few other questions while I had them on the line. I was told that in the very short time these homes became available there has been a lot of interest and some have already been sold. Rep would not say how many homes and villas were put on the market.

They are being sold turn-key right down to the silverware and bed sheets. The bikes and golf cart are also included. The golf cart is the first thing that would need to be replaced IMO.

The price stated is the selling price just as in the past. No negotiating a different price.

After the call I went to the new home listing (rep said that they will be listed as new) and they do not show up as yet. Also some of the designer homes on Marryweather Way that back up to Buena Vista Blvd are also for sale. Again no mention of how many and I asked again.

I was contacted about a Creekside Cabana. They are fully furnished right down to the golf cart. However, the premium seems high even considering the furniture above a similar model elsewhere. Any ideas why?

Cabana Villas are what is in Creekside Landing, currently used for the Lifestyle Preview Program. I think there is also one street of designer homes (along Buena Vista - you can see the rears from the multi-modal path on Buena Vista.

The only difference (as far as I can tell) from regular Courtyard Villas is that each one has different paint color, trim, etc. There is one Cabana Villa neighborhood in Pennecamp - I met someone who purchased/lives there and she told me they have not sold very well - apparently most people are not willing to pay the extra $10,000 or so just to have a different color from your neighbor. I think they're really cute, and it makes it much less of a "cookie-cutter" neighborhood, IMO.

If you search the New Homes and go to home series on the left of The Villages website, you can click on "Cabana Villas," Keystone Villas, and Savannah Villas. Keystone are the vinyl CYVs, Savannah are the stucco, and Cabana is the varied color - only 2 currently listed, in Pennecamp I believe.

I don't know if the Cabana Villas (only a few) that they are currently selling in Creekside are priced comparably with the ones in Pennecamp or not. Hard to tell, probably, since they are selling them not only furnished, but with dishes, TVs, bikes and golf cart.

And, assuming you can have the golf cart modified to get get up to 20 mph, I don't see what's wrong with the golf carts. The location is certainly great to a lot of people. My friend is trying to buy it for an investment/rental and I would think tenants would love being so close to LSL and all the action.

I don't think they are dickering on the price at all - you pay what they ask, but maybe they are seeing how many cash offers/quick closings they can get before they accept the offers that are pending financing. I'm not sure. She just said she was told there were multiple offers and back-up offers. Only released a few, not sure why, as I and she thought all of Creekside Landing was going to be used for the Lifestyle Preview Program for several years to come.

In the past, TV has used homes in their rental program (individual owners, renting it out thru TV) for their Lifestyle Preview Program, and sometimes just used those for the overflow. They probably have a plan they modify from time to time, and we don't find out about it until it happens. Maybe they have decided they make more money renting thru their rental program, or a combination. I am not sure that Creekside Cabana stayed full year-round - maybe this solves the problem, or is a step toward that direction.

We were lucky enough to get one of the Creekside Cabana's. Basically, they are courtyard (vinyl sided villas). We wanted the Cumberland. Hawkwind is correct on the street names however, all of the Cabana's are not for sale. We were in backup position on the two that we were interested with multiple back up offers behind us. We ended up getting our second choice. The buyer has 3 hours to decide. Can't wait to get to TV.

Thank you! We have been wannabee's for a few years now. We won't be able to use it full time yet but at least we have our retirement home. The prices are averageing around $230k (depending on which model) turnkey.

I thought they (the Kingfisher villa neighborhood cabana villas in Pennecamp) looked like wide plank boards (maybe cement boards) too, but earlier this year (either my spring or summer trip) walked up to one of them because I was curious, tapped on it, and thought they were wide vinyl. - Does anyone live in them and can tell us for sure? I could be wrong. As I recall, was quite surprised when I tapped on them. But I'm no construction expert.

Does anyone know what kind of houses/villas are being built across the street from Creekside Cabanas---on the lot adjacent to Waterfront Inn that I believe overlooks Lake Sumter?

Default Since those will either be on the lake or with a lake view they

will be more like the cottages on Lake Sumpter. Fairly pricy.

The above are pure guesses.

Thank you Redwitch. Hopefully, we can make it to Crisper's..I would love to meet everyone. Ohiogirl, I'm not sure what the exterior is made of. The brochure says structured siding. All I know is when we did the lifestyle preview plan we stayed in this model and loved the floorplan, the location and the exterior detailing. At the time none of the Cabanas at Lake Sumter were for sale. Our marketing person didn't think they would come up for sale. So we kept looking and we kept comparing everything to the Creekside Cabanas (because of the location and details I mentioned above). We are soooo happy!!!

Lisa, I think it's a great location too. Congratulations on your purchase. I've only been in one (friends who were doing a Lifestyle preview) and I thought the decor was striking - theirs was black and white, with red accents. I think each one is different.

Am really glad that a rumor floating around a year or two ago is turning out to be just that - a rumor (someone said Creekside might eventually be sold as timeshares). I for one don't really want to see timeshares in The Villages and it looks like it's turning out that the Morse Family apparently doesn't want timeshares in The Villages either.

Were all the ones they sold on the same street or are they scattered throughout?

To my knowledge the Cabanas being sold are on Merryweather.
